Already behind the controversial MoMA Tower and a new Bryant Park tower, perpetually under-the-radar real estate firm Hines Interests is undertaking another major project, the New York Observer reported in a lengthy profile, by reviving the stalled 56 Leonard Street condominium project in Tribeca.

The Herzog & de Mueron-designed 57-story was first announced by developer Alexico Group a month before Lehman Brothers collapsed, and even sold four of its planned 145 units. But the recession took the plans for the building down with it, and the site currently has a foundation and little else. Typical of the understated firm, Hines refused to divulge much detail other than to say it would become another of Herzog & de Mueron's "global landmarks."

Under significant pressure from Governor Cuomo, the Port Authority will allow St. Nicholas Greek Orthodox Church to rebuild their destroyed church on a World Trade Center site. An earlier deal had the state giving the church $20 million to rebuild while the Port invested $40 million in a blast-proof platform for the building over a new vehicle security center beneath. That deal moved the church up the street from their old location at 155 Cedar Street and onto a 4,100 square foot site at the corner of Greenwich and Liberty streets. Under the new agreement the church will stay on Liberty Street and the Port will build a $25 million platform, with the church raising its own funds to rebuild.



From 2003 to 2008, the church worked with the Port to develop the Liberty Street site. But as the church’s ambitions grew from the original 1,200-square-foot chapel to a community center of more than 6,000 square feet, the Port pulled out. The church in turn forced the agency’s hand with a lawsuit that was just about to go to court when the governor stepped in.

For their part, church officials say they were more than cooperative all along. “Whenever they asked us to move we moved,” said Nicholas Koutsomitis, architect for the proposed church. “We always looked at the bigger picture, we did that for eight years.”

Two and a half blocks up, a new building that's going up at 25 W 37th St will supply Manhattan with its first-ever SpringHill Suites hotel. A rendering of the new property shows off a rooftop bar and some funky dot-and-dash patterns for the windows on the building's exterior.

Can any of you guys with your finger on the pulse of NYC development help me? I see a large undeveloped lot on 1st Avenue just down from the UN building opposite 39th Street. Does anyone know of the plans for this lot if there are any? Is it UN land? I think it may be in the Solow Portfolio as there was tiny billboard for Solo9w57 on the FDR side but I cannot find anything relating to this lot and its development. Any help appreciated.

travelbug, this is what was originally proposed by Solow. He is trying to sell the site, and has been for a while I think. It's obviously a gigantic site as you can see in the renders, and the views will be pretty nice, so something like what is shown will be built there eventually. But who knows when.

The massive Con Ed site development stalled after issues of building heights (hopefully finally resolved: tallest tower now scaled back to 607'), the UN redevelopment project (finally resolved), and trouble getting any high-end condos financed after the 2008 financial meltdown pushed it further down the calendar. It's in sleep mode, I'm afraid...

When the city selected a team comprised of the Related Cos., Phipps Houses and Monadnock Construction in February to build the first phase of the project, officials said 75% of the 950 units would be set aside for middle- to lower-income families with household incomes ranging from $32,000 to $130,000 a year for a family of four.

The planned affordable units are a part of the mayor’s New Housing Marketplace Plan, which calls for the preservation and creation of 165,000 affordable housing units across the five boroughs by 2014. When completed, Hunter's Point South will be the city’s largest affordable housing complex built since Co-Op City opened in the Bronx in the 1970s. Like its predecessor, the new project will provide homes for thousands of families. The development will transform 800,000 square feet of vacant waterfront, bounded by 50th Avenue to the north, Second Street to the east, Borden Avenue to the south and Center Boulevard to the west.

The project also calls for a new 1,100-seat intermediate and high school, which will be built by the New York City Schools Construction Authority and is slated to open in the fall of 2013. The steel super-structure of the school “is rapidly rising on the site and the underground infrastructure work is progressing nicely,” said Mr. Steel.

Additionally, the project will include 11 acres of landscaped waterfront park land, new shops and a community facility space. It is expected to attract more than $2 billion in private investment and create more than 4,600 jobs.

No. Building heights were reduced to gain community board approval and the developer still plans to begin construction when the market for condos recovers and financing becomes available.
