Look closely...It must be dirt...
I think you're rightthis makes sense.

Unfortunately i never was in dubai but it's on my "to do list" on a favorite position

In the top parts where the dirt is so extreme there are only technical floors and care facilities and no more hotel rooms. According to CTBUH the highest occupied floor is at 237m....perhaps that's the reason why they are so carelessly with cleaning.

With the HUMIDITY present, the dust/sand and the city pollution get stuck very badly even on vertical surfaces. Even if you clean the facades non-stop, they'll still become dirty in the meantime.

It is one of those things we have learned to live with.

Well, having a balcony would help ...... But than keeping the balcony clean is an even bigger pain in the arse.

Well I always stay at the four points by sheraton hotel tower on SZR when I visit Dubai and TBH the windows are and were always shiny and clean! I guess this side of Rotana is dirty (and Chelsea tower in your case) for the simple reason that it faces the desert and not because of the desert, in other words, they pay more attention to what is facing SZR more!

I'm no nano engineering expert but i've seen a time ago in a docu. windows cleaning itself by the "lotus effect". Sand etc. do not adhere to the surface and the rain and wind itself makes them clean.
I hadn't investigate long enough if this system is also available for skyscraper cladding. Would be interesting to know...

That's true, i meant it generally whether this "lotus effect" is used for highrise cladding too. Haven't found information for such an example yet.

It is ugly and I get it but I still can't resist the reflective light of its "dirty cladding" at sunset! I find it breathtaking and it adds color to the whole skyline

OMG how AWFUL is the facade, especially where there's no balconies. The height just increases the scale of shame. I saw model in Google Earth based on very old render - it's so beutiful, bright and elegant. But what appears is the worst expectations-reality comparison ever.
