still wondering how many towers there are going to be behind them, in the summit area, since the golf course view would be gone as well then

There are 2 piling rigs on site, and it is useless to talk about this tower being build or not.

The only incertancy is what effect might have the height restrictions under study for the new Jebel Ali Airport. They have indicated that Marina aerea is in their targets.

if they really want to cut all the towers in the upper marina..

Don't think they will reduce the height on all towers under 300. Dumb idea, when Almas is 360 meters 1 km away!!!

Sheffield receives approval to operate hotel in Marina 101

Dubai: The Dh1.6-billion Marina 101, the 101-floor tower at Dubai Marina, will now house a star-rated hotel over 32 floors; while 58 floors will be reserved for hotel apartments and the unique money-back residential investment option, developers Sheffield Real Estate said in a statement.

Sheffield yesterday said they have got clearances from the Government of Dubai, Department of Tourism and Commerce Marketing to operate a full fledged hotel at Marina 101 the group's flagship project. Recently announced as a concept residential tower offering a unique moneyback investment option to investors, Sheffield will now invest an additional Dh200 million to the original Dh1.4 billion tower to accommodate additional features and finer aspects that will be included in the project.

Rising 101 floors at more than 412 metres, Marina 101 will now comprise of the hotel across the first 32 floors, while 58 floors will be reserved for hotel apartments and individual investors who wish to buy real estate at this project and avail of the money back investment proposition on offer. The remaining 11 floors are reserved for retail space as well as food & beverage and recreational, leisure facilities being offered. The Marina 101 tower will have an approximate area of 1.65 million square feet under development.

Abuali Malek Shroff, managing director of Sheffield Real Estate, said, "While significantly increasing the value of this landmark tower, the hotel will help meet the surging demand for rooms at the exclusive Dubai Marina. According to Ministry of planning forecasts, visitors in hotels and apartments in 2004 stood at 5.5 million and are expected to touch 8.5 million by 2010. A lot of holiday and business travellers prefer seaside waterfront living and we believe the unique mix that our project offers will certainly spell success to both the hotel as well as the residential components.

"Marina 101 is a first of its kind project offering a hotel and serviced apartments options all in the same tower. With a mix of retail and recreational & leisure space across 11 floors, this tower is one of the few projects with an over generous public v/s private space proportion. We are in the process of identifying and evaluating our hospitality partner to operate the hotel, who will be announced shortly."

Marina 101 is being developed in collaboration with Rustar Real Estate, Russia's most respected property firms.
