I heard from guy at sales center from a insider who works with the owner of the Grand Ave Club that they are gonna demolish the club in preparation for City House & Olympic so it looks like Rodmark is the real deal. Don't quote me on this is just what was told to me by my source at the sales center

Yes thanxs on the correction. What I would like to see, is the Grand Av Club incoopated to the Rodmark project. Something like the two towers, a plaza and the club, I think it would be neat if the club played something in the lines of jazz, to be more appealing to the whealthy people that are going to buy condos there.
Sidenote, wasn't TOO Short or E 40 going to be there this weekend?

Close up of the top. The facade was described as "having a lot of glass". Gilmore commented on how the design was too "Vegas" for his tastes, and that it would be "toned down" a bit - he specifically mentioned the spire, which is difficult to make out in the picture, because it's glowing blue. So expect design changes. However, the reaction of the design was quite positive from most people in the room - especially the spire.



The site plan. North is up, 2nd Street running left to right along the top and Main street running up and down on the left. You can see the footprints of St. Vibiana, the Little Tokyo Library (on the right) and the rectory building (at the top). The footprint of the tower isn't defined very well here, but it's right over where it says "P1 Level". There will be a public plaza in between the library and the tower of St. Vibiana's (which is currently undergoing a costly foundation repair and is closed to the public). You can also see a public walkway that will go between St. Vibiana and the tower, and connect Main Street and 2nd Street. There will be retail on 2nd Street and all along this walkway. The rectory building will most likely be a moraccan themed restaurant on the ground level that will have outdoor seating in the courtyard (labeled at the top).



The base looking east from Main Street. The tower is the transparent structure rising in the middle. There will be restaurant space on the ground floor. Parking on floors 2 and 3, and a gym (which may be open to public membership) on floor 4. Expect some design changes here as well. Gilmore commented that he wanted the design to integrate with St. Vibiana better at the base.




A few more details. The green space currently on the corner of 2nd and Main is planned to be gated, but open during daytime hours to the public, but controlled by the restaurant. The restaurant will have very limited seating there, so the majority of the space will be usable as a pocket park, but they will have the authority to kick people out that are "undesirable" or "doing crack", as Gilmore put it.

As for timetables, they expect to go before the CRA within a month, and break ground next year. He was pretty clear about not starting to dig until early to mid next year.

As for financing, his partner is Weintraub Financial. He said the tower will cost roughly $400 per sq. ft. to construct alone, so in order for this tower to get off the ground, they will have to get prices in the $800/sq. ft. range. I'll be perfectly honest, the market will have to be very stable and very kind to Gilmore for this project to become a reality. But I'm rooting for it, and if possible, will buy into it.

Reaction overall was very positive for the roughly 20 people in the room. There was only one person who spoke out against the size, and that person's unit looks out directly where this tower will (hopefully) go up. But after some great responses by Gilmore, even that person seemed to come around a bit.

All in all, it was a great presentation. He also had some updates on the Medallion project. He said that to his dismay, it has been scaled down to six stories (wood construction), but that it will probably move forward in the next six months. He lamented the loss of density, but gave a positive review of their retail plan, specifically incorporating retail along Main Street and connecting the OBD with Civic Center and eventually Little Tokyo (with the Block 8 project).

Okay, my fingers hurt. I only have one more thing to add. $100 bucks goes to the forumer who can set me up on a date with Gilmore's assistant who looks like a dead ringer or twin sister of Marisa Tomei. You think I'm kidding, but I'm serious. I had a really tough time paying attention to the presentation with her sitting there.

So cool, and the snow ball keeps getting bigger and bigger. Lets al keep our fingers crossed that the market stays like it is right now. Looking at the base, it looks pretty good too.

Thanks for posting the renderings of the St. Vibiana project. The negative dec. appeared in the L.A. Times this past week so we are officially in the review and comment period. I guess even if they end up not getting all their funding the land is much more valuable with all the appropriate hoops jumped through.

The Liberty Grill

Not Really a Skyscraper but new construction none-the-less.

Does anyone know an opening date for this new dining establishment across the street from Met Lofts? Landscaping went in and all construction fencing came down over the weekend so it can't be long now.

Update: 07/15/06

Answered my own question on this one. Went by there today and it's open, at least for lunch right now. Upon returning home I found their website as well (which I had looked for previously without luck) http://www.liberty-grill.com/.

Nice to have another place to eat downtown that will be serving dinner until 11 p.m.

The fifth drawing shows a third tower. IS there a posibility of that happening? The base looks good, love the palm tress.
