I'm glad there's development in City West. Just maybe change the colors of the building. Also, I think that the lot where the building is going to go is covered by 1100 Wilshire in that pic. I don't remember it being directly across the street from 1100 Wilshire.

It wouldn't be on any street. There is a park between 777 and Ernst and Young where it would rise. If it rises at all..

August 2, 2006 – Res Condo Market at Wilshire and Western Energized by Solair Power

Full Story:
It looks like the intersection of Wilshire Blvd and Western Ave in LA’s Mid-Wilshire district is going to get a little busier, as a new residential tower project is about to get underway. The $160 mil transit-oriented mixed-use development, situated above the Metro Red Line, is called Solair Wilshire. The 22-story tower is slated to contain 186 for-sale condos, 40k sf of commercial/retail space, common areas for the public, a subterranean parking garage and a 12-space bus layover zone.

The project is a development of KOAR Wilshire Western LLC and will be the first mixed-use high-rise development to be built for the Koreatown/Wilshire Center community since the Metro Red Line opened in 2000. Scheduled to open to the public sometime in 2008, the development is expected to increase usage of both Metro Rail and Metro Bus lines serving the area, stimulate growth and the continued economic revitalization of the area, and generate a substantial number of construction-related and permanent jobs.

Construction is being funded through $25.5 mil in mezzanine financing provided by the Genesis Real Estate Funds, which is managed by Shamrock Capital Advisors. This is the second Genesis fund, with the $85 mil first fund having been launched in 2000. It facilitated more than $250 mil in retail, industrial, mixed use and creative office development and was responsible for the creation and/or retention of an estimated 5,000 jobs. Following the success of Genesis I, Shamrock created a second Fund with a $104 million in investment capital in the fall of 2005. Financing for Solair Wilshire is being provided with capital from both Funds.

Solair Wilshire is the latest development within Metro’s Joint Development Program, which seeks to provide the most appropriate private and/or public sector development on Metro-owned property at, and adjacent to, transit stations and corridors. The program, which also seeks to help reduce auto use and congestion by encouraging transit-linked development, has to date been involved in more than $1.4 bil in joint development projects throughout Los Angeles County. Other joint development projects now planned or under construction on the Metro Red Line include Wilshire/Vermont, Westlake/MacArthur Park and Hollywood/Vine.

Genesis Real Estate Funds I and II provide gap financing to developers, in the form of equity, preferred equity or mezzanine debt. Investors in Genesis Real Estate Fund II include major banks and insurance companies, along with a significant co-investment by Shamrock affiliates.
Shamrock Capital Advisors is an affiliate of Burbank-based Shamrock Holdings of California Inc, the investment arm of the Roy E. Disney family.

In the meantime, across the street, at the southwest corner of Wilshire and Western, the former Getty Oil building at 3800 Wilshire is in the process of being converted into condos by Forest City Development. Forest City acquired the 22-story property from a venture of Upside Investments and Hanover Financial Company, which purchased the former office building in 2003 with the intention of converting it into a 260-unit apartment tower. However, after gauging the increasing demand from condo developers, the partnership designed and entitled the property for a condo conversion before selling it to Forest City, which is completing the development.

And on the southeast corner sits the classic art deco Wiltern Theater and the attached Pullisier office Building, which were renovated by The Ratkovich Company some years back.

I had some spare time so I made this rendering of the LA skyline with 1027 Wilshire. I even matched the tones of the sky and mountains. Keep in mind that the view from this angle would be a little different as we would be viewing the side of the tower.
