Sha Tin and Ma On Shan

That's huge one, I took new KCR line to Ma On Shan getting off on the way























the complex behind the railway is huge, there is 50 towers more than 30 floors each!

Thanks for the coverage of Shatin and Ma On Shan areas. They are very rare on these forums and offer a glimpse into the mass-residential suburbs of HK.

It was originally designed as a new town for the lower to middle class, but it has an ocean frontage, so those areas will have higher class housing at the HK$3000-4000/square foot price. So it's really a mixed income neighborhood.

what a great thread! I needed an update on the new towns :-)

I was considering between the new buildings in Tseun Wan and Tseung Kwun O... both are cheaper than HK Island... figuring I can sell my Tai Koo Shing apt and trade for 2... one newer one in TSO to rent out and maybe a tiny one in Yuen Long for myself since I'm single.

it depends...

the property price in new towns are generally about 30-40% cheaper than those in the downtown. (HKD4500-6000 psf/USD550-750 psf)

luxury properties go up to HKD15000-30000 psf (USD2000-3500 psf)

Kwai Chung area is definitely interesting in terms of the crisscross of tons of transportation infrastructure. The container port is here, and Rte. 3 and several other major roads junction in this area. Also, 3 MTR lines (TCL/AEL as well as TWL) go through this area.

It would have been interesting if KCR had chosen to go through this area as well!

If you don't mind me asking, where did you take the last few pictures from?

I can tell you where was it. He shot the photos at Lai King Estate. The Lai King MTR Station is just below of it.

KCR does go thru the Kwai Chung area. He he.

you may not say so... when you get to see it in reality.... all the buildings are really nice with great shopping malls and facilities. but it's honestly FAR TOO DENSE to be considered a liveable town in my opinion.

there're nicer bits in TKO... like ocean shores area but the central bit like east point city is seriously too crowded with 50 stories towers.

Thanks for the pictures

You can really see that the older new towns are becoming more and more like Kowloon and Hong Kong Island. That's probally also going to happen with parts of KWO and the other newer New Towns. At first they are very clean and organized, but because it's Hong Kong they become more 'urban' over time.

interesting observation ...
i think it holds true for older new towns like tseun wan ...
but for newer new towns ... i think it may develop
a little differently overtime ...
