Nashville's downtown housing situation can in no way be compared with Miami's. Miami built dozens of condo towers with tens of thousands of units, many of which were pure speculation. It literally became a building frenzy which could not be sustained, and a collapse was inevitable. In Nashville, there is still more demand than supply. This project still has a real chance of happening.

Agreed! What NASHVILLE has in common with Miami, however, is a growing reluctance from many lenders to finance luxury real estate given the, sweeping, real estate " meltdown " . Irrational and unprecedented Residential building and financing, in extreme examples as Miami, has fueled the Real Estate " boom " across the United States since the mid 90's.

Many speculators, without Real Estate expertise, were ONLY interested in " flipping " properties for an easy financial gain. Now, the Housing markets are saturated with mounting foreclosures. That, disastrous, outcome affects the entire (U.S.) credit system. The consequences are, largely, that Those cities with a lesser risk of obtaining long-term vacancies with a " loss on investment " will obtain easier financing for developments. I don't live in Miami or Nashville, but My region is, already, affected by the downturn the same as most of the U.S.

Fear not... I hope This project happens for Nashville, too! We have to face the Reality that the, current, (national) Real Estate crisis may TEMPORARILY delay Nashville's plans unless the Signature Tower's developer(s) can provide financial lenders guaranteed commitment (ex: advance payment) from buyers for This proposed project.... NOT, mere, interest. Be patient! Such a, grand, project can't be rushed just because We want It to happen. IF Signature Tower's to happen, It will.

Beware, I agree with everything you're saying and trying to say. But, you're really coming across like the naysayer of doom for this project. Don't get me wrong...I agree with you 100% that this project will never see the light of day...but it's becoming overkill.

SO WHAT, cheeps?.... If My, or any Other's, " overkill " , posts bother You SO much.... YOU shouldn't do forums! Neither, This thread nor the related comments made on It, exists for Your or My approval. YOU interpreted My posts as naysaying AND read something into Them that wasn't said. I've, ONLY, provided proof that the (national) economy is undergoing a possible Recession that, MAY, cause Signature Tower to be delayed.... not terminated. And You call that " overkill " ?

You, apparently, overlooked an earlier post of Mine in which I said.... " I hope This project happens for Nashville, too! " If You hadn't misinterpreted My (earlier) posts You wouldn't accuse Me of dooming Signature Tower! You can relax, cheeps, Signature Tower isn't dead until the developer(s) says It is. It's not My fault, however, If Signature Tower or Any other project doesn't happen! Meanwhile....

Why? Each thread title contains the status of the project.

Sweet looking building! Us economy may be going throuh difficult times, but that wont necessarily keep delevopers or companies from constructing tall buildings... See Chicago Spire.
I really want to see Signature Tower rise up! Go Tennessee
