Make contact with security and ask for someone to take you up !

just give the main guy there, small change etc,just say you own an apartment there etc.

Bit annoying. After waiting since 2008, today and out of the blue I get a letter to say that my 2 Venetian apartments are now ready. (Floor 3 and 7). Looks like from this forum that others have also received the same news.

Although it is good news, its the charges that they have laid on without any compensation for the delays in the building program that has tied up all of our cash and potential income or benefits.

In particular the following

4% of property price
Plus the following:
  • Manager AED 540.00
  • Developer registration AED 500.00
  • Oqood AED 2,000.00
  • Rea Estate AED 52.00
  • Utility
  • Emicool Deposit AED 2,000.00
  • Emicool Connection AED 1,080.00
  • DEWA Deposit AED 2,000.00


Is all this normal and what about the 4% as there is no mention of this % in my 2006 contract.

says in your contract all additional fees to be paid by buyer.

looking at it 3x real estate fees and a manager fee ?

Oqood AED 2,000.00,most of this, DSC will pocket ,only 15O AED going to real Est reg!

if you pay for Emicool ,why do you have to pay Dewa as they are the same thing?

Emicool really expensive,charges not based on usage just size of apt.

Rumours here that land reg could increase to 8% so you better be quick with that one .

Are they (DSC) demanding these fees now as apposed to hand over after snagging?

In my precious posts i have stated the other 2 building took a long time to complete over snagging issues?

This building has been standing for 4 /5 years with some kitchen units and bathrooms installed,with no windows to protect against sun and sand tarnish etc...maybe get a professional snagger in there ....i can do it if you want?

I paid my land reg fee in 2009 at 2%. Will I have to pay the extra 2%?
