i hear ULDA is starting to release land south of remora street now. im familiar with one developer who has cracked the shits about having already committed to inferior land in the existing parcel.

Interested to note that neither tower 3 nor the 2 office buildings have started construction.

Meanwhile, towers 1 and 2 are topped out and the retail plaza is steaming along.

It looks as though the residents may be looking down on a dust bowl for a while.... And then dealing with a lot of construction noise at a late time.

Australand's Hamilton Reach is over 40% presold, but those sales are (surprisingly) mostly the higher end apartments including the penthouse.

That is a good result all things considered (time on the market, the economy etc). I imagine upcoming releases may be reconfigured to hit a higher price point.

is "over saturated" even a thing??

i think mirvac's problem was their apartments were absolutely tiny and the prices weren't low enough to offset that.

Yeah. Devine are selling like hotcakes in comparison. Mirvac have the wrong product for the location and the current market.

I wonder if Metro will get involved in this area of town?


It could also be a good place for a hotel. close to the cruise ship terminal and Airport.

Mirvac was overpriced!

Yeah, it might have had a slightly better level of quality, but I wouldn't say it was anything exceptional.

Mirvac's units are simply overpriced and they can't compete in the current market, where people are looking for well-priced units and aren't desperate to buy 'something'.

I'm with KJ, a hotel or similar would be great out there. Pick up a reasonable mid-range hotel operator (maybe Crowne Plaza or similar) to operate it and Bob's your uncle. With the hotel market being the way it is at the moment, you could do the feaso on that overnight!

Oversupplied yes, you've got Devine's 3rd tower just completed... there's easily over 150 remaining completed stock in this pocket including Brookfield's tower

That is Hamilton Harbour, and you didn't forget to post them, you posted them in the Hamilton Harbour thread.
