RAIMON LAND JOINT VENTURE ACQUIRE PRIME CBD RIVERFRONT DEVELOPMENT SITE (source: www.raimonland.com)

Today Raimon Land Plc (RAIMON) announced that they had formed a joint venture to acquire a 100% stake in Taksin Hotel Holding Company (THH) a company originally established to develop a 12 rai 3 ngan 41 sq. wah riverfront site, on Charoennakorn Road, Bangkok.

The CEO of RAIMON, Mr. Nigel J. Cornick outlined the nature of the transaction as follows:-

Company Acquired

The joint venture has acquired a 100% stake in Taksin Hotel Holding Company (THH) which holds 100% of Taksin Properties Company Limited (TPC) the owner of the 12 rai 3 ngan 41 sq. wah riverfront land.

Joint Venture Partnership

The parties forming the joint venture and their respective holdings in THH :-

Raimon Land Plc 49%
Norrison Developments Limited 35%
Bangkok Property Investment Pte Limited 14%
Contemporary Property Company Limited * 2%

(* Contemporary Property Company Limited is a wholly owned subsidiary of Raimon Land Plc.)

Development Plans

The 20,564 sq. m. site which has a frontage of approximately 120 metres to the Chaopraya River was originally to be developed as a Ritz Carlton Hotel however these plans were shelved in the mid 1990’s. The new joint venture are proposing developing a high end residential project with units for sale and or rent, it is envisaged the development will be launched in 2006 with completion towards the end of 2008 early 2009. The value of the completed development will be in the region of Baht 5 Billion.

Commenting on the transaction Mr. Cornick stated “The investment in this joint venture by Raimon Land is a significant step forward in securing long term development revenues, we have been pursuing a number of opportunities during the year of which this transaction has always been a priority” going onto add Mr. Cornick said “Our joint venture partners and ourselves agree this site is the best remaining parcel of land on the Chaopraya River, its close proximity to the Saphan Taksin BTS, Sathorn and Silom CBD, 5 star hotels including The Peninsula, Oriental and Shangri La all contribute to the prime characteristics of this location. We are confident that the development will become a landmark for not only Bangkok but South East Asia”.

Also commenting on the transaction Mr. Robert W. McMillen, CEO of Seamico Securities Plc. and an Executive Director of Raimon Land said “As indicated during 2005 Raimon has been completing it’s existing projects and looking to invest funds back into the market, the successful rights issue in July which raised Baht 224 million together with existing cashflow has enabled Raimon to secure a superb development opportunity in joint venture with substantial new partners, the latest acquisition reinforces Seamico’s confidence in Raimons long term future”.


Norrison Developments Limited is a property investment company based in Hong Kong and Bangkok Property Investment Pte Limited is a private investment company registered in Singapore.

Raimon buys land for new condo project

B900m paid for Taksin Hotel

Raimon Land plans to acquire Taksin Hotel Holding for a total price of 900 million baht, so as to get a land plot on the bank of Chao Praya River to develop a residential project worth around five to seven billion baht.

The funding of the project will be financed by the issuing of a 200-million-baht bill of exchange to Seamico Securities, Raimon's major shareholder.

Seamico reported to the Stock Exchange of Thailand that the company was the major shareholder of Raimon Land with a 22.69% holding. Raimon's 200-million-baht bill of exchange has an investment period of six months with the coupon rate at 7%, for a total interest of seven million baht.

Raimon will have share-purchase agreements in respect of ordinary shares of 12,320,200 shares in Taksin Hotel Holding, split between Raimon and Norrison Developments (NDL), Bangkok Property Investment Pte (BPI), Suchart Chantaranakaracha, Supar Phokachaipat and Shelby Investments.

Nigel John Cornick, Raimon's chief executive officer, stated in the company's report to the SET that Raimon and subsidiaries will hold in aggregate of 51.00057% of the total shares in Taksin Hotel, NDL will hold 33.99% and BPI will hold 14.99%.

Taksin Hotel Holding has paid-up capital of 1.23 billion baht and holds 99.99% of Taksin Hotel Co Ltd.

Taksin Properties, a wholly-owned subsidiary of Taksin Hotel Holding, owns the land with an approximate area of almost 13 rai, located on the bank of the Chao Praya River on Taksin Road in Klong San district, Bangkok.

After the acquisition of shares in Taksin Hotel Holding, Raimon and other shareholders, NDL and BPI, are planning to develop a residential condominium on the land, a project valued at five to seven billion baht.

The site was formerly designated for the development of the Ritz Carlton Hotel but the plans were shelved in mid-1990s. The new joint venture has proposed the development of a high-end residential project with units for sales and for rent.

Raimon said in its press release that it envisaged the development would be launched in 2006 with completion towards the end of 2008 or early 2009.

Raimon's shares closed on the Stock Exchange of Thailand yesterday at 1.08 baht, up eight satang with total trade worth 14.11 million baht while Seamico share closed at 5.45 baht, down 10 satang with total trade worth 34.43 million baht.

Raimon seeks prime land, buys Bt900m riverfront site

Amid a shakeout in the local property market, developer Raimon Land is aggressively buying prime sites for future expansion.


One recent key purchase was a 13-rai lot on Charoennakorn Road, flanking the Peninsula Hotel along the Chao Phya River, for Bt900 million, Raimon’s chief executive Nigel Cornick said on Tuesday.

Raimon paid an average of about Bt175,000 per square wah for the land, he said. “Both buyers and sellers were happy with the deal.”

“The current price of prime land on Sathorn Road is about Bt300,000 per square wah,” he said.

Raimon is also planning to buy a large parcel of beachfront property in Pattaya.

The riverfront site alone will provide the company with land to develop housing products for the next three years, Cornick said. The deal includes an additional 3-rai of leasehold land.

The purchase was made with Raimon and its subsidiary holding 51 per cent while a Hong Kong family group holds 35 per cent, and a Singapore-based group has taken up the rest of the investment.

“The property was originally meant for a 500-room hotel to be run by the Ritz Carlton, but after the 1997 financial crisis, the project was shelved,” Cornick said. “We spent two years completing the deal. The due diligence exercise alone took one year.”

Despite a sluggish real estate market and subdued buying sentiment over the past year, Raimon is upbeat about the future.

One of the reasons why the company has moved aggressively to buy real estate when many less-successful players are frantically trying to get out, is “good locations are running out”, Cornick said.

“Unlike the years following the post-1997 crash, landowners today are not under pressure to sell at a discount,” he added.

Other key players in the residential market have also made large land purchases recently. Among them is TCC Capital Land, a joint venture of Singapore’s CapitaLand and local builder TCC Land, which bought two residential sites in Bangkok for a total of 54.4 million Singapore dollars (Bt1.3 billion).

TCC Capital Land plans to construct a 45-storey tower containing 443 apartments on Soi Narathiwat 24. The project may be launched this year.

Its second site on Sukhumvit Soi 24 will have two residential towers containing 302 apartments.Another Singapore firm, Centrepoint, formed a joint venture firm called Riverside Home Development with Krungthep Land earlier this year.

The new firm is developing a massive luxury riverfront project on Rama III road, valued by the developer at Bt10 billion.

The build-up area is about 100,000 square metres with 60 per cent of that being saleable space.

ไม่เพียงแต่โครงการบ้านจัดสรรและถนนรอบๆ รัศมี "สนามบินสุวรรณภูมิ" จะคึกคักโลดโผนราวกับกุ้งเต้นเมืองปทุมเท่านั้น


ปัจจุบันภาพรวมของการเติบโตทางด้านเศรษฐกิจที่กลับมาใหม่ของจังหวัดชลบุรี และ จังหวัดใกล้เคียง ก็กำลังเป็นที่กล่าวขานถึง

โดยเฉพาะ "ธุรกิจอสังหาริมทรัพย์ในภาคตะวันออก" ดูเหมือนว่ากำลังคึกคักถึงขั้นสุดขีดก็ว่าได้ เพราะสุวรรณภูมิฟีเวอร์แท้ๆ

ทำให้กระแสการเปลี่ยนมือเจ้าของที่ดินและการขึ้นโครงการห้องชุดแบบหรูหรา รวมไปถึงวิลล่ารีสอร์ตอย่างชนิดแพงสุดๆ ต่างปักธงฝากชีวิตไว้กับเมืองชายทะเลตะวันออกไม่เว้นแต่ละวัน

ทั้งแถบอำเภอเมือง-บายพาส, บางแสน-บางพระ, แหลมฉะบัง-ศรีราชา, บางละมุง-พัทยา และสัตหีบ แหล่งท่องเที่ยวชื่อดังในยุคก่อน ว่ากันว่า ทำเลสัตหีบตอนนี้ราคาปั่นขึ้นไปจนจับไม่ค่อยได้...

หากมองแบบนก โดยประมาณด้วยสายตา เซียนอสังหาฯหลายท่านฟันธงกับ "ประชาชาติธุรกิจ" ว่า อสังหาฯตะวันออกมีมากกว่า 200 โครงการแล้ว และมีทุกประเภท ทุกระดับราคา ตั้งแต่รากอ่อนไปถึงรากแก้ว

การเปลี่ยนมือของเจ้าของ "ห้องชุด" หรือ "คอนโดฯ" ตากอากาศริมทะเล ช่วง 3-5 ปีมานี้จึงเกิดกระแสที่สนุกสนาน สร้างความร่ำรวยให้กับนักลงทุนขาใหญ่เป็นว่าเล่น โครงการใหม่ถึงขึ้นเอาๆ แบบหมูไม่กลัวน้ำร้อน

ขณะที่ผู้ซื้ออยู่จริงก็มีบ้างในสัดส่วนที่ด้อยกว่า โดยเฉพาะลูกค้าชาวต่างชาติที่เดินแถวเข้ามาเป็น "ลูกค้าขาประจำ" แซงหน้าลูกค้าคนไทยเจ้าของแผ่นดินเกิด

แม้แต่ "พงษ์พันธ์ สัมภวคุปต์" พันธมิตรตระกูล "นฤหล้า" เจ้าของธุรกิจใหญ่ย่านสุขุมวิทและเจ้าของร้านกาแฟเบอเกอรี่ชื่อดัง "โอปองแปง" ในฐานะนักพัฒนารุ่นเก๋าก็เปิดใจกับ "ประชาชาติธุรกิจ" มาพักใหญ่แล้วว่า "พัทยา-จอมเทียน-สัตหีบ กำลังกลับมาบูมรอบใหม่ เพราะอิทธิพลของสนามบินสุวรรณภูมิและทะเลเป็นตัวดึงดูดให้เกิดการลงทุนครั้งใหญ่และตื่นตากว่าเดิม เหมือนกับริมชายหาดชะอำ-หัวหิน"

"ช่วง 12 เดือนที่ผ่านมา เราขายโครงการได้แล้ว 1,200 ล้านบาท ส่วนสถิติคนเข้าชมโครงการก็มากกว่า 2,500 คน นี่จึงเป็นเหตุผลหนึ่งที่ทำให้เรากล้าซื้อที่ดินใหม่เปิดโครงการใหม่อีก และตั้งชื่อว่า "นอร์ทพอยต์" (Northpoint) ให้สอด

Foreign interest still lively

UK investors could hold big potential

The stream of foreign buyers of Thai property, which has grown significantly over the past two years, will continue with more foreigners snapping up condominiums built in this country, says Nigel Cornick, the CEO of Raimon Land Plc.


Among the factors spurring the trend has been the move by Bangkok Bank's branch in Singapore to give mortgages to foreigners to buy property in Thailand. This not only internationalises the Thai property market but also supports it, he pointed out.

Also significant is the introduction in the UK of provisions allowing people to invest a portion of their pensions in property in a tax-effective way starting next year.

"We'll see a trend for perhaps more UK-based investors and funds that are set up especially to tap these tax advantages, so I think we'll see a lot of different types of buyers coming into the marketplace," Mr Cornick said.

Future pensioners find the Thai property market attractive because in the UK it is difficult to find property for less than 250,000, which works out to around 15 million baht. This trend emerging in the UK might be followed by other countries, he added.

While the Hong Kong market generated the most buyers of all nationalities for Raimon Land's 33-unit Kata Gardens project in Phuket, recent participation in international property exhibitions in London and Manchester shows that it is the firm's Northshore condominium in Pattaya that is winning the largest number of British buyers. This project consists of 187 units and 90% have been sold.

Realising the potential of Pattaya, Raimon Land is now looking to bring more projects online in the resort city. However, it is not Jomtien but sites north of Pattaya and closer to the city that the company is studying, as these are expected to attract the sort of buyers it is getting in Northshore.

"I think they recognise that Pattaya is good value for money. It's got some problems but I think the governor, the mayor, are doing their best to try to resolve some of the issues, and we think that long-term Pattaya is an excellent market, certainly it has been for us," Mr Cornick said.

With an eye especially on Hong Kong, Raimon Land is getting ready to launch another residential condominium, The Heights, in Phuket in December. It will consist of 53 units, mainly being two- to three-bedroom ones. The three-bedroom units are duplexes with their own 14-metre swimming pools overlooking Kata Bay.

Raimon Land has also entered a joint venture with Hong Kong and Singapore investors to develop residential condos on a 13-rai site opposite the Shangri-La Hotel, which will keep it very busy the next four to five years. "It's a wonderful site. It was originally going to be a Ritz Carlton in the early 1990s but when the market collapsed for hotels they shelved the plans," Mr Cornick said.


Raimon Land is fully focused on certain segments of the condo market, because its research shows that good developments that are well-located, close to infrastructure and expressways and are realistically priced are still selling well.

"Certainly we're not going to be moving into single detached housing at the moment because I think it's oversupplied and it doesn't give us the same returns that we can get out of high-rise condominiums," Mr Cornick said.

Underscoring this rosy outlook is the 40-50% gain some buyers made by flipping their units in The Lakes project and up to 30% from Northshore. Others who have bought units over the past two years in projects that are being completed this year and next, at prices well below current levels, are also unlikely to walk away from their reservations.

Mr Cornick observed that the general buyer will obtain a better return from smaller condominium units than bigger ones. "You might be better off to have two or three smaller units rather than one big unit and spread your risk out."

One- to two-bedroom units are better than studios because people who rent studios have limited housing budgets. "Our units at The Lakes, the popular units, and also The Legend, have been two bedrooms, 100 square metres where people can rent them out from 65,000 to 70,000 baht, that's quite a reasonable return," he said.

Raimon Land will launch one of the most spectacular resort housing projects in Phuket next month. Perched atop a hill overlooking Kata Bay, The Heights condominium will offer 51 luxury units, all with panoramic views.

Raimon Land’s chief executive office Nigel Cornick said the project would offer 39 two-bedroom units and 12 three-bedroom units. The three main sizes are 133 square metres, 156 square metres and 219 square metres.

Prices will start from Bt13 million, or Bt75,000 per square metre.

The Heights, with concepts developed by designer Hans Brouwer, is a handsomely crafted project that takes advantage of a hill-slope estate that lies about 80 metres above sea level, the maximum height allowed for real-estate construction in the country.

Brouwer, who rose to prominence while working with architecture firm Sir Norman Foster & Partners for eight years, started his own company – HB Design – in 1995.

Cornick said the firm was currently also working on two new large projects, one by the Chao Phya River in Bangkok near the Peninsular Hotel, and the other in North Pattaya.

Raimon is drafting its second Pattaya project called “Northpoint”, a 400-unit endeavour at Wong Amat beach at Nak Lua. The 13-rai site was recently acquired for Bt400 million for a two-tower residential project that may include rental apartments. Cornick said its two towers would rise 41 and 61 storeys, respectively. Their spectacular design is expected to deliver new landmarks in one of Thailand’s fastest-growing cities.

Th price per square metre should be about Bt65,000, said the developer. This includes all built-ins, kitchen sets and air conditioners.

The beach resort project comes on the heels of its “Northshore” on Pattaya’s Beach Road Soi 5.

Finally, Raimon will be embarking on its newly acquired 13-rai riverfront plot overlooking the Shangri-La and Oriental hotels in Bangkok. Bought recently for Bt900 million, the project is expected to keep the company busy for the next three years. Tentatively called “The River”, the plot enjoys a 120-metre waterfront.

Though the project is still on the drawing board, Raimon expects it will probably be largely for residential use.


With the profits locked in from finished projects such as The Legend and Northshore coming to the company, as well as fresh capital raised from warrant conversions, Raimon is expected to have about Bt2 billion in cash to build its three new projects.

Raimon announces high-end condo projects

Raimon Land Plc plans to launch two high-end condominium projects worth a combined 10.5 billion baht in Bangkok and Pattaya this year. Kitti Tungsriwong, Raimon's chief operating officer, said the first project was the 3.5-billion-baht North Point, located on a 12-rai plot on Wong Amat Beach in North Pattaya.

The project will house 350 units, for between 3.5 to seven million baht each, or 75,000 baht per square metre.

The North Point will be launched in June this year, and sales will close by the end of 2007.

Mr Kitti said 400 people were waiting to buy a unit in the project. Most of them had enquired about the company's North Shore project in Pattaya, sales for which closed last year.

The second project will be launched in the fourth quarter of this year. It is a seven-billion-baht development located on a 12-rai site on Charoen Nakorn Road.

The project will comprise 800 units for sale and rent for between 75,000 to 80,000 baht per sq m. Sales will close in mid-2008.


Last year, Raimon Land posted a revenue of 1.75 billion baht and an operating profit of 161 million baht.

This year, it expects to sustain the same level of revenue as last year.

However, in 2007 it expects revenue to double from cash recognised from its two new projects this year.

The company plans to spend between one and two billion baht on land acquisitions this year.

Nigel Cornick, the chief executive of Raimon Land, said there would be less launches of high-rise projects this year as developers were focusing on clearing inventory.

Based on the company's research, about 2,000 to 2,500 units were expected to launch in central Bangkok this year.

Last year, 4,642 condominium units from 16 projects were launched in the area, down 40% from 2004, while the take-up rate remained strong at 73.2%.

The largest portion of new supply was in the Sukhumvit area, which accounted for 33% of the total, followed by the Chao Phraya riverside at 27%, Silom-Sathorn at 23% and central Lumphini at 12%.

The average price for grade-A units in the inner-city was 80,774 baht per square metre, up 11% from the end of 2004. The increase was the result of rising construction and material costs and interest rates.

Although the price per sq m increased, mid-range developers were expected to try to keep units affordable by reducing their sizes, while high-end developers were expected to add better facilities to justify the higher prices.

The company said 45% of the units launched in the inner-city were priced between two to five million baht a unit, 37% between five to 10 million baht and 18% over 10 million baht.

The study showed that several developers had shifted to the lower-end of the market by introducing units priced below two million baht on the outskirts of Bangkok.

Mr Cornick said 4,155 units were available in inner Bangkok at the moment..

The company's analysis of the construction available units showed that only 1,000 units under development were near completion.

''The figure demonstrates that actually there is no physical oversupply in the industry since developers are not obtaining financial support to start projects that have not secured sufficient pre-sales.

''We believe that the market will favour professional developers with a successful track record and financial strength, rather than one-off developers,'' Mr Cornick said.

Research found 36,733 units of freehold condominium units were completed in the inner-city at the end of 2005.

Based on a one-year contract for a fully furnished unit in Sukhumvit or Silom/Sathorn areas, a two-bedroom unit was rented out at 40,000 baht a month while a large unit fetched up to 75,000 baht.

Shares of Raimon Land (RAIMON) closed on the Stock Exchange of Thailand at 1.17 baht yesterday, down one satang, in trade worth 1.82 million baht.
