I can't be exactly sure, but from reading some of your posts from a while back, I can imagine a snapping point building up or a major conflict arising. I didn't witness the snapping point or the key conflict, so that is why I am giving you the chance.

Regina's skyline should see the silhouette of another office tower in the next couple of years Due to the low office vacancy rate and strong demand for leased space in the downtown core, according to one of the province's largest commercial real estate firms. "Given the continued low vacancy rate (and) steady demand for space, we do expect within the next 24 months there will be a new office building built in downtown Regina,'' Tom McClocklin, president of Colliers McClocklin, said in his annual commercial real estate review and forecast Wednesday. With office vacancy rates in the two-per-cent range -- the lowest in the country next to Calgary -- it's only a matter of time before a new office tower or two gets built in the city, McClocklin said. But office tenants will have to pay the price in the form of higher lease rates, which will climb from $20 per square foot at present to $30 per square foot or more. "However, in order to justify new construction, rental rates are going to have to exceed $30 a square foot. Those are pretty big gains -- 50 per cent greater than the current market level in Regina,'' McClocklin said. Regina's office lease rates are now comparable to those in larger cities, like Halifax and Montreal, and significantly higher than Saskatoon's, but still well below rates in Toronto at $50 per square foot, or Calgary at $60 per square foot, he added. "Regina continues to perform very well, with the second-lowest vacancy rate in the country, and one of the most stable office markets across the country for years. (Office vacancy rates) have been around that two-per-cent (mark) for three straight years." On the industrial side of the market, Regina boasts relatively low vacancy rates -- 2.5 per cent versus the national average of 3.2 per cent -- and relatively low land prices -- $285 per acre in 2007 versus at $675 per acre in Calgary. But McClocklin said tenants looking for new industrial space will be in for a shock. While current industrial lease rates are around $4 per square foot in Regina, new space is leasing for upwards of $10 per square foot -- comparable to industrial lease rates in Calgary. Fortunately, Regina's tight industrial land supply should ease in 2008, with the addition of another 70 acres to Ross Industrial Park. In addition, Melcor Developments Ltd. of Edmonton has purchased about 685 acres of land adjacent to the city for potential industrial development. On the retail side, McClocklin said all but one of Regina's five main retail areas have enjoyed strong sales growth and low vacancy rates. Loblaws plans major warehouse outside Regina Last Updated: Tuesday, July 29, 2008 | 12:54 PM CT CBC News Canadian grocery giant Loblaws is setting up a giant warehouse for western Canada near Regina. Saskatchewan Premier Brad Wall announced Tuesday that Loblaw Companies Ltd. will go ahead with a 93,000-square-metre (one-million-square-foot) distribution centre five kilometres west of the city. The warehouse will generate 750 jobs within two years and as many as 1,500 jobs by 2017, Wall said. The new distribution facility, which will be owned and operated by a third party logistics firm on behalf of Loblaws, will be located next to a Canadian Pacific Railway line. The project is designed to tie into a massive rail and truck transportation hub previously announced by the government. The "third party logistics provider" wasn't identified in the government news release. Construction is expected to begin this fall. The province said it will upgrade highways in the area to help accommodate an extra 1,400 trucks a week. The government says the project will result in a $200-million investment in Saskatchewan. Awesome work Regina, nothing like attract 1,000s of low paying jobs and a massive area to pollute the clear skies. Also, it looks like the city's infrastructure budget will be used to allow all those clean Super B's, et. al. to move around. Looks like no local street repairs for a long time to come. Congrats Pat Fiacco and his supporters, you will have further screwed up the city.

#1 - Capital Pointe
Plains Hotel at the corner of Albert and Victoria (very busy intersection) will be levelled and that building will be put in its place. I should be around 100m, they are aiming for a new Regina tallest. Sales start in spring, and from what we hear it's pretty much a definite go. The render, however is completely wrong. It will be on the left side of the far left building in the picture (there is a different render that I did on SSP which is more accurate). And it will be about 15m taller than the twins if it goes to plan. The Hotel portion of this construction is the shorter front (and will be approx 10 floors) with the condo the rear portion (25 floors). Also the Hotel (Hilton Garden Inn I think) will be pretty much in the Plains footprint, with the condo tower filling in empty pavement between the Plains and that building on the far right I mentioned. #2 - Stadium The $1 million study is due sometime in Feb/early March and we will see what will happen... A new stadium will happen, but whether or not it is a dome, retractable dome, or open air is yet to be determined... retractable dome is the preferred/pushed for option though. It will be located right next to downtown in the soon to be vacated CP Rail yards which are moving to the big "Global Transportation Hub" development out by the airport, at which Loblaw's is already building a huge distribution centre which will employ somewhere around 1500 people. The location is also right next to the Warehouse district, so it will link the Warehouse district to downtown. The Casino is rumoured to be a major partner in this (and it will be right behind/linked to the Casino, which if you don't know is located inside the old Train Station). #3 - Four Points That's being built in Winnipeg... There are rumours of them wanting to build a hotel in Regina... probably will have a different design. If they want to be downtown, it will definitely need a different design due to the new architectural standards which require a more pedestrian/citizen friendly design such as retail or some other proper street front exterior... No blank walls anymore. #4 - Gardens on Rose Resurrected development. After the new rules came into place regarding downtown, they were forced back to the drawing board to tweak the design to meet the new standards. It is an executive suites type place... No idea on the timeline for this project, but it will be going where a parking lot is, so it's filling in some empty land downtown. ---- There is also talk about a new office tower going up eventually due to Regina having the lowest class-A office vacancy rates in the country (less than 1%). Who knows when we will hear more about that though. Hope that sums it up well enough for you. |

![]() A domed stadium in Regina could be successful, a feasibility study released Monday says, although the question of who would pay to build the multimillion-dollar facility remains to be answered. If built, the stadium would be a new home for the Saskatchewan Roughriders, who currently play at Mosaic Stadium, an outdoor venue west of the downtown with roots going back 100 years. The new site would be on what is now the CP railway yards between the downtown and the warehouse district. A new stadium could be self-sustaining and profitable, earning $1.1 million to $1.4 million a year, says the long-awaited, $1.1-million report on the potential project. It would host 31 events a year, including 11 football games. Seating would accommodate 33,000 but could be expanded to 45,000 for big events such as the Grey Cup and up to 53,000 for major concerts, the report suggests. The estimated cost is $386.2 million, and a retractable roof would add $45 million, for a total of $431.2 million. The Roughriders have indicated a strong preference for the retractable roof, the report says. 'We need a new home,' Riders say "This opportunity, I think, is once in a long time," said Rob Pletch, the chair of the Riders board of governors. "We are facing this need to do something … we need a new home." To make the facility a reality, some combination of federal, provincial, city, private sector and Saskatchewan Roughrider financing would be needed. The Saskatchewan government has ruled out using taxpayer dollars, but other possibilities could include a special lottery or casino proceeds. Two profitable casinos, in Regina and Moose Jaw, are owned by the province. "Of course, the [Saskatchewan] Gaming Corporation was designed to provide entertainment facilities in the province so there's a natural linkage there," said Ken Cheveldayoff, the minister responsible for the project. The government will look at its options and make a decision about the facility by late May or early June, Cheveldayoff said.
