Social and local urban planning

The PRI envisages an investment to the tune of 129 million euros up to 2019, with work in public areas, squares and streets. This work will include improving surfaces, paying special attention to pavements, renovating urban furniture, such as benches and railings, sinking cables underground, improving accessibility on uneven streets and adding more street-lining trees, green and single-platform pedestrian-priority areas. Forty-one operations have been carried out so far, eight are under way and 92 are at the planning stage.

“We are opting for social urban planning, shared, distributed and re-balanced, with operations that will improve daily life in the city’s 73 neighbourhoods”, highlighted the Deputy Mayor for Ecology, Urban Planning and Mobility, Janet Sanz.

The plan’s drafting was directly under the thumb of the city’s districts and includes contributions from local residents. The operations give priority to areas with structural flaws, streets that give pedestrians right of way and cycle-friendly areas.

La Escocesa will revitalize the Pere IV axis

The acquisition of 93% of the La Escocesa manufacturing complex in Poblenou is completed, where housing and public facilities will be built to combat gentrification, restore industrial heritage and enable new spaces for activities of social interest.

The acquisition of three more plots of the old factory, 50% of the total, will allow the construction of some eighty public houses and other commercial or cultural use facilities. The investment of 10 million euros, which has prevented the construction of luxury homes by a private developer, is an example of the recovery of assets to combat the expulsion of neighbours.

The Deputy Mayor of Ecology, Urbanism and Mobility, Janet Sanz, emphasizes that "it is a historic claim and a strategic action for the neighborhood and for the city. Recover industrial heritage to combat gentrification. "

The use of the factory complex, which will allow the revitalization of the civil and cultural center of Pere IV, will be decided by a participatory process with local entities and neighborhood residents. Currently, one of the municipal buildings, the Nau Johnson, is already a work space for artists, and one of the acquired ships will also be used for this use.

"We recover an emblematic space of the industrial memory of BCN at the service of culture, which allows us to promote an area with a lot of potential", stressed the Deputy Mayor of Enterprise, Culture and Innovation, Jaume Collboni, who added that "The Pere IV axis is important for the creative industries of the city".

The manufacturing complex, from the mid-nineteenth century, is cataloged since 2006 as a Cultural Good of Local Interest. A year later he joined the Artistic Creation Factories programme.

An 18th century farmhouse, transformed into a municipal toy library

The procedures have begun to reform the Can Miralletes farmhouse, located in the Camp de l'Arpa del Clot neighbourhood and built in the 18th century. Its structure will be reinforced and the building will be adapted to the current architectural regulations. Once restored, the farmhouse will provide a toy library service in the district of Sant Martí.

Local entities have decided, in a participatory way, the new use of the building, which will be incorporated into the network of children's facilities in the neighborhood . According to the councilor of the District of Sant Martí, Josep Maria Montaner, turning the space into the toy library is very suitable. "In the neighborhood there are a lack of public spaces and the location is also strategic, since the farmhouse is in a park, next to a school and an institute," he reminded.

A recent study, commissioned by the District of San Martín to an engineering consultant, indicates that action must be taken on the structure because it presents a certain degree of risk. It is also recommended to intervene to adapt the farm to the current regulations. The rehabilitation project will be executed throughout 2018.

The Can Miralletes farmhouse is between the streets of Sant Antoni Maria Claret, Conca and Indústria, inside the gardens with the same name. The building has been kept virtually intact since 1736, year of construction. It has an area of 290 square meters and conserves the four exterior walls of stone, interiors, beams, doors and wooden windows and an interior staircase that accesses the first floor built with a Catalan vault.

Montaner insisted on the patrimonial value that it has: "It is the only farmhouse that remains in the Eixample. Travelers used it as a hostel when they left Barcelona, "he explained. In the seventies it was about to be demolished, but the neighborhood movement saved it.

The factory of the centenary Orfebres Cunill of Barcelona will become luxury appartments

The Indian group Shrem Group has bought the factory headquarters located in the neighborhood of Poblenou and will transform it into lofts. The total cost of the operation will be up to 14 million euros.

The project has passed the government commission of Barcelona's City Council. The Special Plan for Integral Preservation is now on public display for a month.

According to its documentation, Shrem Group would have acquired the workshop - where Cunill, founded in 1916, was established in 1963 - for four million euros through the subsidiary Mahir Investments.

It expects to get up to 14 million euros from the commercialization of "unconventional housing" that will be built in it.

The building, which occupies 5.000 square meters, underwent two expansions in 1970 and 1986. Shrem will shorten the space to something more than 3.000 m2 to sponge the apartments with a central green area and open spaces on the ground floor.

The urban intervention will be Shrem Group's first investment in Spain. The conglomerate of the Chhatwal family, which operates in several sectors in addition to the real estate, is raising projects in various parts of India. He also owns two hotels in Goa.
