Central Plaza Ladprao

Central Plaza Ladprao is my mostt favourite shopping mall. Could any one post images of its interiors? There are beautiful stores like Ragazze and ESP

"ซีคอน" เล็งอีก 3 ปีกฎหมายผังเมืองเปลี่ยนสี หวังผุดคอมเพล็กซ์-คอนโดมิเนียมต่อยอดซีคอนสแควร์ ล่าสุดปรับโฉมดึงลูกค้าดันรายได้ทะลุเป้า 1,100 ล้าน


นายตะติยะ ซอโสตถิกุล กรรมการผู้จัดการ บริษัท ซีคอน ดีเวลลอปเมนท์ จำกัด (มหาชน) ผู้บริหารศูนย์การค้าซีคอนสแควร์ เปิดเผยว่า การพัฒนาพื้นที่ 100 ไร่ ด้านหลังศูนย์การค้าซีคอนสแควร์ยังอยู่ระหว่างการศึกษาความเป็นไปได้ เนื่องจากพื้นที่อยู่ในโซนสีส้มหรือที่อยู่อาศัยหนาแน่นปานกลางตามกฎหมายผังเมือง ซึ่งห้ามการพัฒนาพื้นที่เชิงพาณิชย์ขนาดใหญ่ที่มีพื้นที่เกิน 10,000 ตารางเมตร ทำให้ต้องรอการปรับเปลี่ยนผังเมืองในอีก 3 ปีข้างหน้า จากระยะเวลาการควบคุมทั้งหมด 5 ปี เพื่อให้เป็นเขตที่อยู่อาศัยหนาแน่นมาก (สีน้ำตาล) ซึ่งอนุญาตให้พัฒนาโครงการขนาดใหญ่เชิงพาณิชย์ได้

ทั้งนี้ หากผังเมืองปรับเปลี่ยนเป็นสีน้ำตาล บริษัทมีแผนพัฒนาพื้นที่เป็นคอมเพล็กซ์ขนาดใหญ่ โดยแบ่งพื้นที่ด้านบนเป็นที่อยู่อาศัยและพื้นที่ด้านล่างเป็นพลาซ่า ซึ่งเป็นโครงการเชื่อมต่อกับศูนย์การค้าซีคอนสแควร์ งบลงทุนไม่ต่ำกว่า 7,000 ล้านบาท

สำหรับการดำเนินธุรกิจในปีนี้ใช้งบประมาณ 300 ล้านบาท ปรับปรุงพื้นที่ภายในศูนย์การค้าในรูปแบบโมเดิร์น และใช้งบอีก 20 ล้านบาท เพิ่มโซนการศึกษา 8,000 ตร.ม. เป็น 25,000 ตร.ม. เนื่องจากโซนดังกล่าวได้รับผลตอบรับอย่างดี คาดสิ้นปีนี้มีรายได้ 1,100 ล้านบาท เติบโตจากปีก่อน 10% และกำไรสุทธิ 335 ล้านบาท ขณะที่ปีที่ผ่านมามีรายได้ 992 ล้านบาท เติบโตจากปี 2549 ที่ 7% กำไรสุทธิ 305 ล้านบาท โดยถือเป็นปีแรกที่มีผลกำไรถึง 300 ล้านบาท และตั้งเป้าอีก 5 ปี มีผลกำไรถึง 500 ล้านบาท.

Seacon postpones B10bn expansion

Seacon Development Co will postpone a plan to develop a 10 billion-baht residential and hospitality project on Srinakarin Road for another two years when Bangkok's city planning regulations are revised. Managing director Tatiya Sosothikul said the company would wait until the city planning was reviewed over the next two years.


Planning rules are reviewed regularly every five years. The environmental designations on Srinakarin Road are likely to be changed to respond to rapid urbanisation, including new infrastructure and housing projects.


Under the original plan, Seacon was to develop Seacon City, which would occupy 700,000 square metres of space on a 100-rai plot at the back of Seacon Square on Srinakarin Road. It would include a five-star hotel, condominiums, serviced apartments and an office building.


Currently, Seacon Square falls into the Orange Zone of Bangkok's Master Plan, which allows for commercial projects under 10,000 square metres. The company expects this area would become a Brown Zone in the near future, allowing for larger projects.


''We will continue to develop large projects rather than move to community malls and smaller-scale shopping complexes. If we don't develop such a huge complex, we have no capability to cater to various magnets to lure customers,'' Mr Tatiya said.


The areas near Seacon Square are also being developed rapidly. Between 2004 and 2007, 50,000 households or 200,000 people moved to settle in the catchment areas of Prawet, Bang Na, Suan Luang, Phra Khanong and Lat Krabang, where almost 100 new property projects popped up. Most new developments in these areas were condominiums with unit prices ranging from 1.3 million to three million baht and single houses from 3-20 million baht.


''Sales at Seacon Square have been increasing continuously for three years, partly because customers are moving to buy houses in this area due to the opening of the new airport,'' Mr Tatiya said.


Seacon Square recorded 992 million baht in sales with a net profit of 305 million baht in 2007. It expects sales this year to reach 1.1 billion baht, up 11% from the previous year, while net profit would rise 10% to 335 million baht.


According to Mr Tatiya, the company plans to spend another 300 million baht for an internal facelift this year to create more modern de{aac}cor, but it would maintain the same shopping mood.


The company also plans to spend 20 million baht to add about 8,000 sq m of space in the Education Zone phase 4, bringing the total space of educational zones to reach 25,000 sq m, the largest in Thailand.


For the hotel business, the company started piling work last week for the Renaissance Phuket on Mai Khao beach, about 500 metres from the JW Marriott. Construction would be completed in early September next year.

i was asked by the guard to stop taking photos even though i was outside their mall....
he asked me which company sent me!!....i was like, i took it for personal purposes for my hi5?...and he was like ok...but take no more....

In fact, many shopping malls, especially those new ones, do not allow photo taking from the inside. Eg Siam Paragon, CWP, Siam Discovery Center and those that you mentioned.

Anyway, just do it discreetly.

the last i know was Esplanade

any more new malls which will be finished soon or opened last few months ?

as for seacon square, are they under revonation now or still not revonation going on ??

i went there 3 years back and it was very old fashioned mall, now even the very big Future park Rangsit already under major facelifted & renovation to cope with the fierces competition from other new malls, just wonder when will Seacon Square go for major facelift ?

I want to visit Thailand someday.....

Just for shopping! Wah! I really love shopping!

My favorite malls in Thailand (according to pictures):

1. Siam Paragon (Though I don't have the money to do such thignas shop there!)
2. Central World Plaza (Are they renovating or expanding?)
3. Gaysorn (How do you pronunce this? Thanks! )

By the way, this is my first time to actually visit the Asian Forums.

come to Bangkok...if you like shopping, you will like our malls and weekend markets etc. ! .......

I just last visited Manila in April, and saw your very nice Mall of Asia, Trinoma, Greenbelt, (expanded) Robinsons Ermita, SM Megamall (Ortigas), Power Plant and Market Market

(Ive been to Glorietta, Robinsons Galleria and ShangriLa alot of times before)

I think you will REALLY like our malls and shopping zones
