Land Tower is hardly noticeable in that rendering..however it is that huge mass to the left of Republic Plaza.

Move to One Raffles Quay augurs well for interest in BFC

THE office market is rumbling, with ABN Amro set to take up 160,000 square feet of space at One Raffles Quay come January 2007.



This is the largest leasing transaction in Singapore since 1998, said Keppel Land in a statement yesterday. And consultants believe this could spur interest for the planned Business & Financial Centre (BFC) as developers see a tangible need for modern corporate space.

ABN Amro is currently located in several locations, including its main OCBC East Tower space. These leases will expire by the time it moves into its new home, said a spokeswoman.

Brokered by CB Richard Ellis, this is the first lease for the 1.3 million sq ft One Raffles Quay now being built by a consortium of Hong Kong tycoon Li Ka-shing's Cheung Kong Holdings, Hong Kong Land, and Keppel Land. It is expected to be completed by April 2006. CBRE could not be reached for comment.

Cushman & Wakefield figures show that leases for prime Raffles Place space came to $4.25 per sq ft monthly average in August - unchanged from three months before. Average tenure ranged from three to six years, consultants said.

C&W MD Donald Han said that more such large-sale activity should follow as financial institutions expand to offices with large floorplates of at least 20,000 sq ft, compared with an average 10,000 sq ft available in existing buildings.

'We might see developers quicken their studies on the BFC as they realise that companies will need bigger and better buildings going forward,' he said. The BFC is expected to add another 2.83 million sq ft of quality office space beyond 2007, with supply to be phased in.

Knight Frank managing director Tan Tiong Cheng added that it is the natural choice for ABN Amro, and other expanding financial companies, as One Raffles Quay is the only building available in the New Downtown for the moment.

'That's the future where the action will be over the next 50 years or more,' he said. 'Rents should increase as we see more such activity, especially since the office market has bottomed.'

One Raffles Quay has floorplates of 20,000-30,000 sq ft. ABN Amro's take-up in the South Tower will cover 12.5 per cent of the development, said Keppel Land.

ABN Amro Singapore managing director David Wong said: 'The proposed move is part of the continuous growth of ABN Amro's banking activities in Singapore and the Asia-Pacific.'

Established in 1858, ABN Amro was awarded a Qualifying Full Bank licence by Singapore's central bank in 1999, and since then, has opened five branches.

because the original date was 2005 mar.. i hope abn amro moving into raffles quay in 2007 doesnt mean it will only be complete end 2006 or early 2007

I think you misunderstood, this project is going to finish in 2006.

However, what the article is saying is that the earliest the BFC can be ready is 2007

I dont think the site has started its sales programme in the first place, has it? From what I know, the sale od site shall start once any developer initiates the purchase by formally expressing intent to place a bid or something?

Its rising fast...as thou it needs to play catchup after all the subterranian work so far!

Anyway, notice it sort of blocks the whole sky out when seen from Finlayson Green? Its going to be a really crazy sight, coz we can see the whole tower from head to toe there!

I love all the buildings that are coming up in the New Downtown, even One Marina Boulevard which I used to dislike a bit.

Well...I still dont really like the greenish hue for OMB, so I am looking forward to ORQ to balance it out somewhat.
