Hi,

where did you get this news from. Is anyone selling apartments in Al Ameera Village. What is the per sqft price there and when is the completion date for the first phase.

Good question we need to know status of Emirate City(interms of City's infrastucture work plans and any progress so far). Any comments is highly appreciated please.

I dont think anywork is going on as far as infrastructure is concerned. Lakes, roads, lights cant be seen. If anybody has any idea of work being done do post your message. regards,

see ameinfo.com for this article. residential plots are sold but apts are not sold by developers in al ameera village.

Thanks a lot for the updates! DJamel!

Its exciting to see those steel bars rising above ground. The progress is quite encouraging. This way in 3-4 months there will be whole lot of activity all round in Emirates City! Did you yourself also visit the site?

Yes, I do visit the site on Fridays. The activity is basically in D1 to D3, C1 to C9 and B1 to B8 and last friday, they started B9 as well. B8 is however the first one rising. It does not show well on pictures but they are fixing the cranes for it, which is basically the first crane in Emirates City.

I need some advice hopefully someone can help!

I am looking to purchase in either Chapal The Glory or Harmony Plots D4/D5 or back in Rainbow Towers.

What do you guys think the noise will be like from the Emirates Road by the time this is complete? I have heard the noise from Sheikh Zayed Road is pretty bad in JLT and Marina but is the Emirates Road anything like this?

Anyone that knows this area and can give some advice I would greatly appreciate it.

This part of Emirates Road is does not have the traffic of Sheikh Zayed Road, however there are several projects that are coming in the vicinity (e.g. Amera Village, Al salam city, .. ) which will contribute to the road congestion and shall lead to a situation that should be similar to the Marina.

Now that we see that the towers are raising above the grounds, can someone tell me if paradise lake towers projectc can completer by december 2008? or is this going to be in 1st quarter 2009? How long does it usually take to complete these 31 floor towers usually by UAE standards of construction?

Secondly, could someone tell me the price effect on the phase of the construction please?

Unfortunately I'm an investor there.
Mark my words, if Jumeirah Lake Towers case is anything to go by, this project is goona take at least until end of 2010, beginning 2011. i.e. 3 to 4 years from now!
Prices have appreciated but not that much, around 8-10%.

I can not comment on the completion date as it is project specific. However, 18 to 24 months from the time a 25 story building start rising is a good average.

However, the price impact has already started. Sweet Homes, the real Estate Agency selling Paradise Lakes has already increased the prices to 410 Dhs per sqft for units facing the lake and 400 Dhs for the others. These prices have climbed gradually from 300 Dhs at the time B7 and B8 were first introduced less than a year ago.

Goldcrest Dreams prices were 350 dhs/sqft , the second phase they are selling 400 dhs/sqft. It is around 14 % , which is not to bad if we see the payment plan and the money which we have already invested in this project.

We just have to wait , when the Emirates City rising , prices will going up.

The first launch was in 2006 , after a year first tower is rising.

Which project of Dubai is similar? (I found only the JLT and the Burj Dubai area)

Hi all
A question about the contract
Did anyone get a full contract from the seller as in from the Ajman council or only a contract from the real estate.
And about the visa under the contact that I got from the real estate it was to be delivered when I get the keys, just want to make sure that this is for everyone and not only me.
