I wonder what would be the status of Ajman property if the UAE Property market crashes. Will there be any buyers for Ajman property at that time if Dubai flats are available at good prices? With so many apartments to be ready in 2009 in Emirates city, do you think that a owner will be able to sell his apartment easily if he wishes to do so? Lets start debate on this as more than discussing about individual towers in Emirates City, it would be worthwhile discussing the fate of Ajman property in the medium to long term. Views of all boarders are welcome here. Thanks. Navin (owner of an apartment in Paradise Lakes)!

parham......by all means use ajmanproperty website for all the info and pics etc but dont buy through them as they add a transfer fee of about 1%. you pay the right price through other agents which are well documented on this forum . I even bargained them down on the price of the parking . Just for your info

hi
i dont think dubai property market will crash in next 10 years. i have never seen an city where metro train is developed and the property prices crashes. the latest example is delhi in india where after metro train arrival prices have increased 3 times. if ajman can do something with its transportation facilities to connect with dubai then this project will see double of its prices.however only buy if you want to live there for atleast 5 years because with so many towers and new projects coming it is not easy to sell your flat.

Several Projects on same plots
While I was trying to update the list of Towers in Emirates City, I found few alarming discrepencies that I want to share and thy basically consist of few projects are being claimed for the same plot. The first of these are:
Sahara Towers: Located on C15 and C16  The second project is Sum Gulf Tower developed by Sumgulf real Estate. may be sahara sold the whole tower to sumgulf real estate.as i know sahara have some tie up with r holdings and may be they have sold their tower.

As I have discussed earlier there are two other projects claimed on the same plot. These are Majestic Towers of Monarque Properties and Investment: Plots C2 and C3 and Lake Towers at plots C3 and C4.
At all of these plots, piling work is under way and finished at plot C2. |

These 2 have similar names - Lake Tower (C3/C4???) and Lake View Tower (C17), they are entirely different towers and developers

Gross Area vs. Net Area
I've noticed a big difference between gross area and net area of the apartments in Emirates City. Gross area is usually 20% higher than net area of the apartment. And the pricing is based on gross as far as I know.

Once all the units of a building are sold, 100% of the ownership of the building will be transferred to the units owners, for this reason each one does own a percentage of the shared areas. The company (BSEL Infrastructure Realty Ltd) is an indian Public listed company (Listed in bSE, NSE & Lexumber Stock)and owns 7 plots in Emirates City from D-08 to D-14. here in uae their company is known as Bsel Infrastructure realty FZE. i was lucky to meet the engineers and with my good contacts i met Mr Ahmed saffarini their in their Deira office. he explained me the entire project and also the city is getting extension with 20 more plots thats the latest news for all. The Chairman of Saffarini office was appreciating the company and was recommending me to buy in BSEl Pearl Tower. as per his views the loading in pearl tower is comparatively lower than the other projects in the Emirates city. He was also saying that the company is a cash rich company and had signed the pilling contracts and the same will be starting in the month of July. Mr. coolteam is right now Emirates city have 92 Towers, visit the R-holding website which is under construction but front page recorded 92 towers and not 72 towers as earlier announced, now we have to wait how and where they will accomodate these 20 towers. Visit www.rholdings.ae

Thanks Coolteam for the update. May I ask you if you found out from Ahmad Safarrini which towers are C3 (Majestic Tower vs. Lake Tower) and C16 (Sahara Tower vs. Sumgulf Tower). The following plots still tower name and developer unknown: A8, AB1, AB2, AB3, A9, A10, A12, A13, A14, A15, A16, A17, B17, B18, C14, and C18. I don't know if he has also confirmed to you that BCON will be the only contractor or that for some projects other contractors will be involved.
By the way, a question which does not relate to the topic, how is Saffarini copping with all the projects from their Deira office that they had from the seventies? It is becoming more and more of a small cramped space. Neither the office space or the number of staff has increased in the same magnitude of the projects they have. |
