sibu too.. the only problem is that it is very hard for foreign investors even from peninsular to venture into sarawak market.

selangor - petaling jaya, klang negeri sembilan - nilai penang - butterworth, bukit mertajam melaka- ayer keroh (hang tuah jaya) perak - taiping kedah - sungai petani pahang - temerloh, mentakab terengganu - kemaman sarawak - miri sabah - sandakan |

Sigh.. Any town from the sub-urb of KL+Klang Valley, Penang Metro or JB Metro can beat almost all other non-capital towns in other states. so i will not list them.
Johor = Batu Pahat, Kluang, Muar Melaka = Ayer Keroh Negeri Sembilan = Nilai Perak = Taiping, Teluk Intan Kedah = Sungai Petani, Kulim Perlis, Kelantan, Terengganu, Pahang = sorry but these states dont really have towns that can be considered as towns |

Kemaman in Terengganu has the first proper mall in the state while KT has none! petrochemical, polymer industries are big there..

Here is my list of the upcoming non-capital towns (and not forming part of a large conurbation / metro area):
Kedah - Sungai Petani, Kulim Perak - Taiping, Manjung, Lumut, Teluk Intan Negri Sembilan - Nilai Johor - Batu Pahat, Muar, Kluang Terengganu - Kemaman Pahang - Bentong, Mentakab, Temerloh Sarawak - Sibu, Miri, Bintulu Sabah - Sandakan, Tawau

Actually if wanted to exclude out those in klang valley or those forming part of larger penang metro, then both sungai petani and kulim should not be included as a lot of people travel to work in butterworth/penang daily from this 2 towns.

Pekan Kuah pula tanak masukkan skali ke?sbb kuah walaupun dia pekan yang xla penduduk seramai pekan kulim tapi pekan dia besar jugak..dan kat situ ada semua benda seperti tmpt komersial,perumahan,perkhidmatan,tmpt2 lepak santai,restaurants dan cafe yg semua org kenal dan juga mcm2 lg yg layak diiktiraf sebagai perbandaran..highrises mcm hotel,kondo dan pejabat juga ada..

![]() It is growing in such a way that the surrounding areas (Sri Gading, Parit Raja) are likely to merge with it in the next few years. But lacking development across the river (i.e. Peserai side). There needs to be better city planning in view of these expansions but I don't have much faith... many of the new Tamans behind Taman Maju/Flora Utama etc would be better served if there was a proper dedicated main road and not roads build by the Taman developers themselves. |
