Riana Green concept for Wangsa Maju
15 Jun 2006 The Sun ![]() Main Perspective KUALA LUMPUR: Elegan Pesona Sdn Bhd, the developer of Riana Green east.KL in Wangsa Maju, is banking on the successful landscaping concept of Tropicana's Riana Green. The Riana Green development, which was launched in 1993 in Petaling Jaya, was undertaken by IJM and a major selling point was the landscaping features. Elegan Pesona is a joint venture company owned by IJM Properties Sdn Bhd, a subsidiary of IJM Corp Bhd, and Landmarks Land & Properties Sdn Bhd, a subsidiary of Landmarks Bhd and landowner of the site. Riana Green east.KL, located off Jalan Jelatek and 6.5km from KLCC, is a leasehold 13.96-acre development comprising three phases of condominiums. It has a gross development value of RM380 million and is nestled on a hill 400 ft above sea level. Sagaris, the first phase, is scheduled for completion in 2009 and is the largest phase in the development comprising a 36-storey tower, two mid-rise blocks of 10 and 11 storeys, and a central plaza block. When fully completed in 2012, the entire development will have a total of 954 units. The first phase offers condominium units with built-ups ranging from 979 to 4,500 sq ft (for a duplex) with 16 layouts to choose from. While prices have not been firmed, the units are expected to go for between RM199,000 and RM1.05 million, plus a service charge and sinking fund of 21 sen psf. "The landscaping and designs found in Riana Green east.KL is typical of an IJM development... we stress on the landscaping, which is based on our Riana Green in Tropicana," says IJM Properties managing director Teh Kean Ming. He was speaking at a media briefing for Riana Green east.KL, whose first phase is scheduled for an early August launch. Among the landscaping features, he says, is a 5-acre green zone or linear park that will run through the entire development. "We want to stress the ambience of the place. There is a canopy walk through the entire development and a conservatory for meditation," he adds. Teh expects good response to the launch based on the 800 people who have registered their interest since the show unit was opened. "We have an entire range of layouts to cater to different people and our average built up of 1,900 sq ft will appeal to those with larger families who want to upgrade," he says. Each phase will have its own facilities and management corporation, which is different from Riana Green in Tropicana, where there is one management corporation for the entire development. The second and third phases will be similar to the first phase and depending on the market and cost, will be priced higher.

15 Jun 2006 The Star ![]() Teh Kean Ming showing the model of the Riana Green east.KL KUALA LUMPUR: Developers of the Riana Green east.KL are expecting at least a 50% take-up rate of this condominium project in Wangsa Maju by year-end. Elegan Pesona Sdn Bhd, a joint venture between Landmarks Land & Properties Sdn Bhd and IJM Properties Sdn Bhd, will develop the three-phase project, which is scheduled to be launched early August. IJM Properties managing director Teh Kean Ming said total gross development value (GDV) for the project was RM388mil, with GDV for Phase 1 alone at RM148mil. “We have received good response even before the project is officially launched and advertised. “To date we have some 800 people registered to take up units here,” he told reporters at a briefing in the show unit of the project yesterday. He said the target market for Riana Green east.KL would be young couples and “upgraders” or residents who were interested in upgrading their residential needs. IJM Properties expects the project to appreciate by 40% to 60%, similar to that recorded by its past developments under the “Riana Green” banner. For Riana Green east.KL, only 21% of the 5.65ha site would be built up, with several areas dedicated to “green zones” or a conservatory to minimise cutting into the hill and preserving the natural terrain, Teh said. The leasehold project is scheduled for completion by 2012, with Phase 1 to be ready by 2009. Phase 1 comprises a 36-storey tower, with 391 units of 16 variants with sizes ranging from 979 sq ft to over 4,000 sq ft. The entire development will consist of 954 units. The selling price for Phase 1 is between RM199,999 and RM1.05mil per unit. On its existing 800ha landbank, Teh said it would be developed over 10 to 15 years. “But this is a business that is continuously developing, so we may acquire more land as and when the need arises,” he said. On its overseas projects, Teh said the first phase of its maiden residential project in India, the Raintree Park, had been sold with 2,000 units ready for delivery. The company was now planning for the next phase of this project, he said, but declined to elaborate.

The first of this three-phase development, which will span over a period of seven years, will be launched in August. "We foresee a good take-up rate of units, especially those in the upper market segment, from buyers who wish to move on to a fresher housing area," IJM Properties managing director Teh Kean Ming said. "Although we have yet to advertise, 800 people have already registered their names to purchase these units," he told reporters in Wangsa Maju, Selangor yesterday. Teh said both IJM and Landmarks decided to name this development Riana Green as a follow-through of Riana Green Tropicana's success. While there is concern over hillside development after the recent landslide in Bukit Antarabangsa, Teh said all precautions have been taken to ensure the safety of future residents in this project. "Only a fifth of this 5.6ha site is built-up. The major part of the development will be focused on a small area, minimising cutting into the hill and preserving the natural terrain with trees," he said. Phase One of the development will see 391 units in 16 variants with sizes ranging from 979 sq ft for a 1+1 bedroom to 4,300 sq ft duplex. The average selling price ranges from RM199,000 to RM1.05 million. Attractive features in the project include 2.5m high doors and window frontage, 3m clear ceiling height and a unique open-air shower which enables a resident to retreat into the peaceful surrounding of privacy, he added. Amenities available at Riana Green east.KL project include a playground, wading and bubbler pools, sauna, tennis court, squash court, meditation pavillion, kindergarden, laundrette and multi-purpose halls.

i've been to their showroom... not too bad i guess.
open plan living/dining/kitchen area. an outside shower... which to me sounds exciting but not too sure how practical or private that would be... someone with a good pair of binoculars can really see a private show even through the metal railings that is suppose to keep it private. noble idea... but i personally won't buy it. the location on top of the hill (the highest point next to carrefour) seems great. hopefully their piling works are very very solid to hold that 36 storey tower! |

the landscaping of the showroom is also done by the same company responsible for SM.
the open kitchen concept is really given prominence in saffron in sentul. it is really OPEN, right in the living room. |

As soon as I saw the plans for the development I was very keen.
Very modern design ... open plan and unexpected features - Bathroom and shower on a balcony ! It's also good value for money - partly because of the area, but Wangsa Maju's profile is being raised because of the whole Desa Putra / Link / Riana Green east construction and so it should be a good investment. Other people concerns ? Shower on balcony ?? There is the grille and they are also putting plants around so that even with powerful binoculars there shouldn't be much to see. Good foundations on a high hill ?? IJM and MCLland are both large developers with good reputations, and I think lessons have been learned in the past about that. My only concern is that with 3 phases of construction over nearly ten years we could be living with tower cranes and croncrete trucks for a while .. My friend has bought a high floor apartment in Desa Putra and the construction there is nearing completion and looks quite exciting. I can't wait to see the views of KL from so high up, and it will give me an idea of what to expect from my high floor apartment in Riana Green East ( in three years time ! ) |

Hi folks.. I've also seen it..quite interesting..compare with Seri Maya..I reckon this is value buy for investment. Just wondering when can they obtain the AP & DL..Ya Dr faizal maybe when U r invited to have a look at your friend unit in Desa Putra..do you mind share & show us some pictures of the view & developer's workmanship..Just wondering..

Hi Yee Haa ... No problem with the photos as soon as we can get in ! Completion was originally set at April 2007, then they said October 2006 .... now they are saying early 2007. My parents live quite close to D.P. and they are saying the buildings look finished and they are working on the roadway and swimming pool now ... so who knows !!
I looked at Seri Maya nearly 2 years ago ... but I'm glad I didn't go for it because it seems very high density, although location is good and I like Tan and Tan developments. Ref Riana Green East, although I have committed to buy "my" apartment, I'm still waiting to get more detailed information out of IJM ... it's all a bit vague at the moment. last time I was at the show apt I was told not to take any photos, (for legal reasons) in case they had to make any changes to the layout... Hmmmmmmm |

This is a test really to see if I've done this right. There should be here a pic of the model showing the first tower to be built. Personally (for the money!) I think the design is great ... but then I've already put down a deposit !

This is one of the features that I like a lot ... The bathroom has glass walls facing on to a balcony where the shower is situated. The view from 30 floors up while showering will be very dramatic. I wonder if it will cure my vertigo !
The glass door in the pic leads to the shower where the pebbled floor is. Cute idea! ![]() I'll post more pics later .... |

Went to the show unit last weekend. The smaller unit 1100 sqft will be place at level 1 to 10 on the high rise block and priced @ 245k. It has 2 bedroom layout with shared bathroom concept which is not to my liking. If i got more money i'll opt for a bigger space. Thats why i buy DP instead :P. Overall concept looks good with only small percentage of acreage for build up. 3 phase for 9 yrs..wow..

Just curious did any body REALLY ask would there a fench up for this entire development? Especially to the slope area? Hummm just a thinker from developer's point of view ...since the slope gradien is steep & above 40 to 50 feet high...why waste money to fence up! Maybe some body from IJM can answer that...

Close as Sri Maya ? No laa..i've check...walking distance would be around 400m. But that will be all the way down hill across the road to Sri Rampai LRT. Check the aerial map on Desa Putra thread. U could actually see the RG site on the lower corner. Sri maya is just across the road (bridge).
