I am really curious what is fueling the boom in Toronto...what is the economy based on?

The reasons are numerous. Toronto has an extremely well diversified economy and has long been an engine of growth spewing out tons of good jobs year after year. Manufacturing is hurting, but tech/financial services is booming. The city acts as the cultural, economic, and social capital of Canada and as such has long been one of the world's principal immigrant cities. Toronto historically has attracted lots of Canadians as well. Despite a rock bottom birth rate, Toronto still adds about 100,000 people every year.

Most growth used to occur on the periphery as the city sprawled out into the surrounding countryside. A green belt was established to curb that sprawl and protect valuable farm land. The result has been that more development is forced on already developed land. A cultural shift amongst the younger generation is also at play. They want to live downtown. Put these 2 together and downtown is not only seeing far more of the growth than it used to, but the downtown is growing vertically as it has nowhere else to go.

The 3rd factor may be less obvious. Toronto is transforming from a blue collar industrial city into a big global centre. The city isn't experiencing a normal building cycle, but one of those multi-decade booms similar to what New York went through 1880-1930 when the world seems to show up en masse and billions of dollars flows into the city from every corner of the world. Toronto is changing into a vastly different type of city than it used to be.

Just to add to Isaidso's comments, there are 100K new immigrants per year moving into the Greater Toronto Area - this rate has been maintained for 20+ years and continues.

Meantime, housing prices have risen very significantly and is less and less affordable, particularly for first time buyers. Either home buyers move further and further away from downtown and are stuck in far far suburbia and using jammed highways at rush hours - or long expensive commenting by GoTrain, with huge long commutes. Alternatively, buy a condo in a downtown area, which is more affordable than a house, and have all the benefits of being in the middle of a city with all its restaurants, attractions and stores etc at walking distance.

Toronto is actually growing at a very similar pace to what it has since the 1950's, its just that for the first time most of it is concentrated downtown in highrise development. The GTA accounts for 1/5th of Canada's population, it is an insanely important part of Canada's economy and is the centre point of one of the wealthiest economies on the planet.

There's this building near my school that is having its windows replaced. (The new glass is where the elevators are)


Does anyone know if they will paint or clad over the brown concrete columns? They only fit the original bronze glass.
