We're not talking about just parking lots. About 80% of the surface area (roads and parkland excluded) of the downtown looks like it could get re-developed into something taller or more functional.

Look at Yonge, Church, Bathurst, Jarvis, Sherbourne, Parliament, and all the side streets. They're no where close to being built out. About 20% of it will remain as is over the long term. The rest is obsolete and will get re-developed.

It'd be interesting to see the rail line developed/covered over, maybe with a pedestrian space

For sure, the parking lots were just the obvious low hanging fruit.

I like the massing and retail but not sure about the rest of it.

Toronto should have protected a few more lots from development like the one on Wellesley just west of Yonge. That should have been a park but the City got out bid by a developer. We'll end up with a tower in a park in a typical Toronto compromise that isn't optimal.

What will save us is the rail corridor you mention. Large portions of the downtown stretch can be decked with green space built above. It's our only shot at a big downtown park and something that will be desperately needed as the core gets built out and the downtown population skyrockets.

There are about 200,000 living in the core but I can see that number doubling in the near future. I hope city planners are figuring out how to build up the infrastructure to manage that growth. We'll likely need another 2-3 subway lines in the downtown eventually: a downtown relief line, a Queen line, and may even a 3rd somewhere.

The boom is unstoppable, and the recent ones are incredible!

Does anyone know if there is anything happening at the Smart House condo project?

Anyone know anything more about the Oddfellows Hall add-on? I walked by it the other day and maybe because I see it every day I scarcely pay attention in detail but it's looking really rough!
