But do they want the current design or do they have their own ideas for the site,which could push any form of construction back for another 12-24mths..?
It may make more sense to get the site on the cheap and build a 'relatively' cheap mid-rise with conventional floor plate design.

It may take years to get a new design off the ground for this site, with no guarantee of success. This would be a significant risk for a developer. It may take a few years anyway for the market to be ready for this building, though the market will be there providing the City of London remains a global financial centre.
It may make more sense to redesign the building internally to be multi-purpose, akin to the Shard, and thereby diversify risk - something which has happened with a number of large projects in recent years. Perhaps this is what LJ is intimating at when using the phrase JV. There may also be a new wave of money from East and SE Asia coming to London looking for investment opportunities, as at Battersea Power Station, which after 30 years of waiting is finally happening. Just some thoughts.... |

I am currently of the view that KPF's confirmation of a redesign to the cladding should be a factor worthy of consideration when ascertaining the motives of such parties. The legal situation being as it is however, I do not know of the degree to which this would be relevant.

Potentially? I think they need a prelet before anything will happen and there is already quite a bit of grade A space available. But if they go for mixed use, this could then start "potentially" soon.
