Latest we heard is that biulding was postponed till june 2008....
Now the latest news is that it is not clear if the project will start...
There seems to be an ongoing courtcase between Bonnington and 2 other developers......
Anyody has more info?

This project has been cancelled and bonnigton has returned the money back with 5% intrest on the paid amount.

5% compensation is a joke

These guys made a multimillion profit , because over the last 2 years land price will have up considerably.
And all investors that put in their 10% deposit (2 years earlier) now get 5% interest. It shows the risks in the Dubai market with unreliable property developers.

Bonnington - in or out?

It will be interesting to see what happens with this project.

It started out as an exciting venture and Bonnington are a world-renowned hotels company.

Will they pull the plug or press on?

We'll know by August probably.

The wait will soon be over

Bonnington reckon they are going to write to people who still have deposits lodged with them in the very near future. That will probably mean six months though knowing them!

Bonnington suspend website

Bonnington have today suspended their website for their Jumeirah Village (lack of) development.

It will be interesting to see if the project has officially now been abandoned...

Bonnington has offered me 5% interest on my first payment of 10%, considering the rate difference(Rate of Exchange) for foreign investors, when we paid our amount in 2006. If I am calculating my orginal investment. I am loosing from my original investment. So is there any way in Dubai to claim more from Bonnington. Since price has appreciated in 2 years and our amount has been depreciated instead of appreciating

Can someone give their views to tackle this Bonington issue

BONNINGTON JUMEIRAH VILLAGE

i HAVE BOUGHT AT Bonnington village.and like you put my 10 % deposit down two and a half years ago. I take it from your posting that you have heard its been cancelled. Not sure what we can do if anything as we never were given a contract - I wished I had invested with the loads of other developments that were available then!

Bonnington Village - Cancelled

Hi all,

I am in the same position as all others who invested in Bonnington Village. I had heard nothing from Bonnington, but I rang them today and they confirmed that the project is cancelled and funds are being returned.

I made a payment in EUR (from Ireland) over 2 years ago. It has sat as GBP in a Bonnington account and the GBP v EUR rate has depreciated from 1.45 to 1.25 (approx.) in that time. That’s a loss of about 13%. If I was expecting Bonnington to do the decent thing I would expect them to take the hit on this since they have defaulted on their obligations. Given what I have read on this site and the Bonnington Tower site on skyscrapercity, I expect to be poorly treated by Bonnington. Bonnington could not confirm that they would honour payments that were originally sourced in EUR with a refund in EUR and it seemed to be a bit of a surprise to them that I was raising this as a concern. Only fair of me to mention that it was a cordial chat that I had with them

I note the following on another website:
“ … Damac investors won their case with Palm Springs - all they did was get together and report to some of the media in Dubai - RERA took notice and Damac had to make a big Uturn …”

I note that Bonnington is registered as a developer with the UAE Authority. I am guessing that UAE does not want to get a name as a country that has such developers registered with them. There is a complaints section on the web site that allows for complaints to be sent in on line to the authority. Well-worded complaints with clear evidence of misleading actions by Bonnington or sharp business practice can be made here. No point in just mail bombing the authority with angry tirades (or maybe there is a point). The mere fact that Bonnington waited this long before cancelling is in itself poor business practice. I suspect they have known for some time that the project was cancelled. Or the fact that they advertised UAE developments and took deposits from investors when clearly they were not in a position to build, due to land ownership problems or other facts (as yet I have no idea of the purported or actual reasons for the project failure). Or the fact that many investors only became aware of the problem when the web site was shut down, are hardly the attributes that the UAE Authority desires in its registered developers. I sent a mail to Bonnington 3 months ago and still have not received a response.

Just on principle, I don’t want Bonnington to get away scot-free on this.
The opportunity cost for us in terms of lost rental increases and property appreciation has been extremely large. Two years of “investing” is down the drain.

I spoke to Alan Bostock yesterday - very surprised I was put through to him. Some of the reasons that it has been cancelled are - the ongoing dispute with the other two developers that were building the other two blocks. Also the lack of electricity apparently they are limiting the amount of electricity on properties about to be builtand this would not make it viable to have serviced apartments.
I did say I felt quite aggreved at the potential loss is large and of course he was very sympathetic but of course that does not help us. I just wish they had told the people in block Q about the cancellation of the other two blocks when it happened in February - so at least would have had the chance to get into other developments before prices continued to rise.

Legal action

What, if any, form of legal action to claim compensation could possibly be made? Could this be taken to the Smalls Claim Court or anything like that?
Formal complaint also to the relevant authorities and a bit of media coverage too wouldn't go amiss.

Future actions

Hi all,

Probable line of action may be something like this:

1. Wait for a letter and /or cheque from Bonnington, I believe we can expect this within days, but I wouldn’t hold my breath. This way we will be dealing with written facts, rather than reported conversations.

2. Each individual should make any required complaints / requests for compensation directly to Bonnington. Bonnington must in the first instance be given an opportunity to make amends for their failings. Who knows, they make do the decent thing. Let’s keep each other updated on this.

3. Give Bonnington a short time to make amends. Let’s keep each other updated on any progress.

4. Further action.

In the meantime, examine all old e-mails / correspondence received from Bonnington. In particular, look for any guarantees, promises that they made. As an example I have the following e-mail:

… We have a government bonding so if any developer doesn’t finish the development, government takes over and finishes the job …

If the above is true, then the UAE government will build the development as the developer did not finish it (which I know will not occur).
If the above is false, then Bonnington have made a representation to me, which they knew I would rely on, and which I have now relied upon to my financial detriment. They have a case to answer. In addition, if the above is false I wonder what the UAE regulator would make of such a claim by a developer?
Others may have better ideas.
