aspiremike, We have a 3BR rented out at CER. Around, 25K php or 316php per sq.m. It didnt go to the price that we wanted considering it's a new place. I'd probably set some realistic expectations as against whatever your broker is telling you. Remember, they are in the business of selling not renting. . Be careful whom you rent it to. My brother-in-law has a similar place that was rented out to a foreigner who use it to have it rented to a group of foreign students. In less than a month di na nagbayad. So just imagine the hassle plus the loss of income and to get a lawyer to kick them out. In any case, your place will probably rent out much better than CER since the foot traffic around GET is much better. I hope you do well with your investment. Regards.

Alpha350, Hindi siya furnish. Hindi rin kasama parking. I think we had our parking rented out for 4,000php. Pero I have to pay the broker 1 month of the rent for both. I think mas ok pa magpa rent ng parking space kasi ala kang masyadong maintenance cost other than the HOA (IMO). I guess the timing with GET will be good since around 2010/2011 siya matapos. So hopefully the economy will rebound and have a better pricing for the GET investment.

I HOPE that GET new building reception lobby area make them a little bit CLASSY nman w/ AIRCON ventillation while waiting for elevators & w/ comfortable guest waiting area to make it “GRAND”(name) Emerald tower. Sana for my future neighbor in GET magkaisa for d new image of cityland project. For those new investor in cityland jst try to visit any cityland project bahala n kyo mg comment. Sana may mag voice out/follow up sa cityland developer regarding reception lobby/waiting area w/ aircon, then yun shower water HEATER baka makalimutan n nman s building spec, like in CER..they must connect a double throw switch w/ d expense of d unit owner so that they can installed a h2o heater. Malaking abala din ang pagkabit ng shower heater like permit, bond, charges, etc.. dapat i-voce out na natin yan hanggat maaga pa para di maparis s CER.. FYI only. for 3 Br. investor, maybe your future LESSEE expecting a LUXURY condo. unit...

thanks for the info crossroads.i am very much aware that this is a mid income condo investment but at least we should get the worth of our money we are investing. The "cityland" should at least complete the necessities of their units if in cases that shower heater, etc has not been provided. i am a new investor and i really dont know the history of developers.But i will be disappointed if the unit will be turned over incomplete with the necessities since it mentioned in the contract that it is a semi furnished complete with bathroom fixtures. And also as what crossroads says GET residents should appeal to cityland that at least a comfortable lobby/waiting area should be provided to stand by its name "Grand"... what can you say GET's residents?

Lobby's are usually airconditioned, this is my 2nd cityland investment. I'm proud to say na its more than my moneys worth. Panalong panalo location palang. And yes may sofa usually sa lobby. the only reason na hindi sya airconditioned is maybe the association is trying to cut off expense. this association is composed of resident owners, there will be voting kung sino magiging chairman. so make sure to attend the anual meeting. I'll try to ask my agent about the water heater thing. So far wala ako masabi sa cityland, pati agents nila napaka professional, as in. Totoong sumusunod sila sa logo nila na: "In God we trust".

Hi. Not sure if other Cityland developments have air-conditioning in their lobby.

In CER we have neither airconditioning nor sofa in the lobby. We are not scrimping. There's just no aircondition system set up in the lobby. I don't see a sofa as well.

What we have is an electric fan and a CCTV for the 3 elevators and one is not working.

What other development did you invest in?

Last I checked with a Cityland agent, he said that the partition will just be the same as in CER which is the typical swing/sway door. This sliding door in the picture must be an upgrade or a model unit. But then, he could be wrong. Better to confirm with your agents also.
