SYDNEY'S core office precinct is slowly moving south from the traditional area and is bringing with it a whole new set of tenants and infrastructure demands.

Although the opening of the $6 billion Barangaroo complex in a few years will draw some offices north, more companies are preferring the midtown, south and western parts of the city.

The ANZ Bank and Freehills headquarters development at 161 Castlereagh Street is attracting tenants because of the foot traffic from Westfield Sydney's Pitt Street Mall, the expansion of the Commonwealth Bank at Darling Harbour and the revamped hotel on the site of the old Gowings building on the corner of Market and George streets.

The national director for institutional investment services at Colliers International, Vince Kernahan, who is selling the nearby 175 Castlereagh Street office block, said investors were showing increasing interest in the midtown location because of the big developments nearby.

''[The development] is available at a passing yield in excess of 8.5 per cent and has the opportunity to add considerable value by further upgrading,'' he said.

As part of the 161 Castlereagh Street project, developer and part-owner Grocon has accelerated its leasing program with the creation of a retail precinct linking Pitt and Castlereagh streets.

The 60,000-square-metre office building will feature 2800 sq m of retail space and has just signed a 1400-sq-m Officeworks store as anchor retail tenant.

A further eight high-end specialty stores will be added.

The retail precinct will have a piazza with a range of eateries.


Construction of the $800 million building is on schedule and expected to be completed early next year, with 84 per cent of the office space already leased to the legal firm Freehills and ANZ.

Freehills will lease 18,500 square metres, while ANZ is taking up 29,000 square metres of premium office space.


Agents CBRE and Cook Wish Ellison are in discussions with a range of potential large and small tenants for the remaining five floors covering more than 8000 square metres at the top of the tower, as well as potential retail tenants.

CBRE's regional director of office services, James Patterson, said the retail precinct offered lessees great exposure to foot traffic in both Castlereagh Street and Pitt Street, the latter to be converted to allow two-way car traffic.

"The retail and entertainment precinct will become a place for workers in the building and others in the area to relax, meet, eat and shop in a casual atmosphere," Mr Patterson said.

Mathew Ellison of Cook Wish Ellison said the building would bring to life the midtown precinct and will meet the council's desire to have a public piazza in the middle of the city.

He said the leasing rates were also reflecting the demand in the area, with the office tower starting from $1100 a square metre and spaces available from 215 square metres to whole floors of 1625 square metres.

The top of the core is now higher than 85 Castlereagh! Whack another ~40 metres on the top of the core (~11.5 floors) and 161 Castlereagh will reach its full height!

great shots sbx! btw where did u take those last set of skyline shots? looks like a great vantage point.. and imagine one day when they finally get around to putting up a 200m+ building on the Woolworths building site - gonna look awesome!

its great see a building that actually changes the skyline! very rare these days.
at 216m or just over 700ft above sea level. it will be one of the highest in sydney
only 5 towers will reach higher!
