Pelangi to launch JB project in Q3

KUANTAN: Pelangi Bhd will launch its new commercial project, Pelangi Junction, in Johor Baru in the third quarter of this year.

Chief executive officer Azmar Talib said the project would be the latest instalment of its commercial portfolio, which was currently contributing 50% to company revenue.

“We have yet to determine the gross development value of the project as we are trying to get the best value for our property but construction cost will be around RM200mil,” he told reporters when met on the sidelines of Malaysian Unit Trust Week (MSAM) 2007 yesterday.

Comprising mixed office and retail units on about six acres, Pelangi Junction was expected to be completed in three years, he said.

Currently, the company has a total land bank of more than 2,000 acres, which are likely to be developed in the next 10 to 15 years.

On construction costs, Azmar said the company had yet to face any increase following the Government’s move to raise the ceiling prices of steel bars and billets by up to 20%.

“However, for future development, it is definitely going to affect us,” he added.

On a proposal by the market players to scrap the ceiling price of steel bars and lift the import ban on raw materials, Azmar said: “The concept of having a ceiling price is good to protect people like developers and also end users but it depends on how the things are managed.” – Bernama

Johor Sultan Opens International Convention Centre

JOHOR BAHARU, May 5 (Bernama) -- Sultan Iskandar Al-Haj of Johor today officially opened the Johor Persada International Convention Centre which was built at a cost of RM120 million.

The centre, built in Nov 2004 and which began operations in October last year, has a unique design inspired by the "peak cap" worn by members of the disbanded Johor Military Force (JMF).

The Sultan, in his speech at the function, congratulated the Johor Corporation (JCorp), which owns Persada Johor, for building the centre with the peak cap design.

"Members of the JMF had contributed a lot to the people and the state of Johor," he said.

Also present at the function were Sultanah Zanariah, the Tunku Mahkota Johor Tunku Ibrahim Ismail, the Raja Muda Johor Tunku Ismail Ibrahim and Menteri Besar Datuk Abdul Ghani Othman.

Persada Johor International Convention Centre is built on a 2.5 hectare site which formerly accommodated the JMF camp.

Meanwhile, JCorp Chief Executive Tan Sri Muhammad Ali Hashim, in his speech, said the design of the centre was inspired by the JMF peak cap for two reasons, one because it (centre) occupied the site of the former JMF camp and the other was to reflect the firmness of the Johor government and its people in facing challenges.

The JMF was established in 1885 during the reign of the late Sultan Abu Bakar.

i'm going to Johor very soon...i'll be missing penang alot and alot...and i'm really worry to stay in Johor ( to be honest ) for 5 years , u know la, crime rate are very high over there...and alot of shocking incident happened in johor recently...and my cousin lost his motor in johor a few months ago..and heard alot of complainsss, many ppl keep asking me to be careful..blah blah, any places in johor where i shouldnt go to avoid snatch thief???.......

What will you do for 5 years in JB? Well at least you have the opportunity to go to Singapore once in a while.
