How nice if Johor government can encourage Commercial building owner to re-paint their building, let say, every 5 years, to make the whole city looks newer. i know some town in malaysia do that.

Towering plans for Johor Baru
By Sim Bak Heng Published: 2011/09/22 JOHOR BARU: This city is moving a step closer towards becoming the southern financial hub as two banking groups are planning to build their tower next to each other on a plot of prime land. The site of the two towers is currently used as an open parking area between the Puteri Pacific Hotel and Plaza Kotaraya. So far, landowner Johor Corp (JCorp) had sold about half of the land lot measuring 23,000 square feet to Bank Simpanan Nasional (BSN) for RM13 million. It is understood that BSN will spend another RM36 million to build a 12-storey tower with a floor space of 85,000 sq ft and 130 parking lots. While it is not immediately known how tall the other tower will exactly be, sources close to JCorp revealed that the two towers are likely to be made a twin tower. BSN signed a sale and purchase agreement with JCorp on the land parcel recently. BSN chief executive officer Datuk Adinan Maning signed on behalf of the bank while JCorp was represented by its president and chief executive officer Kamaruzzaman Abu Kassim BSN also signed a deal with Damansara Assets Sdn Bhd (DASB), a JCorp subsidiary, appointing the latter as development manager to oversee the construction project, which is expected to take about 18 months. Kamaruzzaman said the development of the land is significant in Iskandar Malaysia as it would accelerate the development of Johor Baru into a financial hub in the southern region. "Already, there are several banks operating in neighbouring areas. When the land parcel is fully developed, it is set to change the development landscape in the city centre. "Negotiations are still ongoing with another big banking group. We hope to clinch the deal soon," Kamaruzzaman said in an interview. For so many years, all they can manage is to re-paint, clear clog drains, pile up debris, trim the grasses, etc. To really beautify up a place… nah fat hopes. Value add? More like constant devaluing… Then the next minute, ripple effect comes in the form where people start to disrespect their environment, and we keep seeing cheap stuff the gov. tot was satisfactory to even implement it around hi-density places, insulting all of us with its same old sense of know-how for decades. I just think they’d force us to live in the slum for so long, they’re no longer self-critical with how JB can actually wow people. And when it fail to even please the locals, how can it convince well traveled foreigners whom have seen more organized places than ours. Isn’t it sad, that our Gov. is just doing there job stupefyingly and if human fondness of beauty is a universal thing, I say none can be found in our Gov. cause I wonder, where have all the money gone to after so many terms in power JB’s improvement is so minimal, unintelligent and dull?! Well if people think i'm always stating the negative side and actually sounded angry or blame the gov. etc., let just say i have feeling for the place i grew up in and for far too long, can you honestly say that BN is doing a good job? Don't be a sucker and think like it'll be impossible without them... They'd more than serve their purpose and for them to improve some more, this time they need to follow and not lead. |

Bus and taxi stand in Jalan Skudai to be upgraded soon
Thursday September 22, 2011 http://thestar.com.my/news/story.asp...699&sec=nation JOHOR BARU: Public transport users will soon be able to enjoy better facilities at the upgraded bus and taxi stand, which is about three times bigger than the present structure in Jalan Skudai here. The upgrading, worth RM260,000, began on Aug 10 and is expected to be completed at the end of October. Johor Baru Central Municipal Council (MPJBT) councillor Jason Teoh said the bus and taxi stand located in front of SJKC Kuo Kuang (1), would be about 5m wide and 17.6m high. “We will also construct a 50m pedestrian walk from the stand, with a platform to prevent snatch thefts,” he said when met at the site here yesterday. Teoh added that floodlights would be installed along the pedestrian walk and bus stand. “There will be a wider lane for buses and taxis to wait for customers, as well as comfortable seats and bigger shelter for those taking public transport.” Teoh added that MPJBT had previously received complaints from the public complaining about the inconvenience caused by the construction materials placed near the school. “That is because the public have not been informed about the upgrading works. I urge them to bear with us while we finish up the construction as soon as possible,” he said. Teoh, who is the Gelang Patah MCA division chief, said a similar bus and taxi stand would be built in Nusa Perintis, and was expected to be completed by the end of this year. “These are the efforts by the council to provide better facilities to the people and prevent snatch theft,” he said.

As we all can see, JB actually had pretty nice buildings built in the 90s, but the surrounding roads and services have never been upgraded, improved or beautified. In fact, we can see nice buildings with very run-down surroundings.... Shame!

Resort living in Johor Baru
Wednesday October 12, 2011 http://thestar.com.my/metro/story.as...sec=southneast ![]() Seri Austin Hills Park in Johor Baru is a beautiful place to live. SERI Austin, located in Tebrau, Johor Baru, offers great accessibility and residential appeal. The area boasts a 36-hole golf and country resort and middle-class suburban elegance. It is located near Jusco, Tesco, Ikea (coming soon) and Sunway College. Seri Austin, comprising 500 acres (202ha) of freehold land, has a healthy and conducive community living environment and well-designed homes at affordable prices. With its modern layouts and attractive architecture, Seri Austin homes have captured the interest and imagination of homeowners. It’s “simply better” homes with better design and superior quality. Developed by Dynasty View Sdn Bhd, a wholly-owned subsidiary of United Malayan Land Berhad’s (UMLand), Seri Austin in Johor is ideally located within Iskandar Malaysia. To date, 200 acres (80m) have been developed – there’s balance left for future growth. Over 1,000 houses have been completed and fully occupied. The integrated development is expected to house a population of 30,000 upon completion. Seri Austin boasts excellent accessibility via the North-South Expressway, Dato’ Onn Interchange, Pasir Gudang Highway and Tebrau-Kota Tinggi Highway. Currently, it only takes a 15 minute drive to get to the Johor Baru city centre but this travel time would be even shorter when the RM977mil Eastern Dispersal Link Expressway (EDL) is completed. This 8.1km expressway will connect the end of North-South Expressway Southern Route in Pandan to the new Sultan Iskandar CIQ Complex in the city centre. It will act as a bypass to CIQ complex without using Tebrau Highway. The precincts within this well-planned township have limited entry points to create a more private and secure neighbourhood. Green linear parks, jogging tracks, lush landscaping and beautiful lakes linking the precincts together provide a conducive meeting ground for residents. Protecting and sustaining the environment is a major part in UMLand’s Corporate Social Responsibility agenda and this is evident in the “Green Living” campaign launched in Seri Austin. Seri Austin is also the first township in Johor Baru to implement the “Effective Microorganism” (EM) programme, supported by local authority Majlis Bandaraya Johor Bahru (MBJB). The awareness campaign aims to provide the public with better information on environment-friendly products and to educate the public to start living a greener and healthier lifestyle. Seri Austin is also committed to being a safe and secure township with the commencement of the Community Police Post as well as the continuing efforts of the neighbourhood police and in-house security guards. Emery, the 22’ x 70’ wide and spacious double storey terrace is planned with simplicity and practicalities in mind but little touches that add a sense of modern living. It is located on Seri Austin Hills, which provides natural breathtaking views of calm. The two-storey terrace homes merge comfort, excellence and function. Emery is also equipped with Telekom Malaysia high speed broadband for better connectivity. Emery embraces a bold new design with contemporary façade and spacious interiors that include a master bedroom, family area and balcony. It has four spacious bedrooms and four bathrooms. Emery has a wider car porch with a longer driveway and bigger floor tiles for living and dining. It comes with fiber optic telephone cables without any overhead electric cables. For more information, please call 07-3541111.
