Have a look at The La Hoya Bay Residence thread part of this section as there's some info about Blu Mirage on there. Perhaps we need a new thread for this development.

I personally favour LHB to Blu Mirage as only 30% needs to be paid before completion. Not sure how the BM prices compare with LHB you could always e-mail the developer via their website and ask them.

payment plan can be a deciding reason if you are limited with the funds or dont want to release continuously. other points should also be taken in consideration for deciding which development is suitable for you. i think BM has a very good location on the island. LHB is good too. anyway, BM prices are around AED 640K for 1 bed duplex apartment, which is around 750 sqft.

The first 2 islands are reclaimed, the 3rd is in progress and the others are just a figment of RAKEEN's imagination at the moment. They will come though, be patient.

Hi Ines, This Virgin URL does not exist any more. What did it say anyway?

Separately, how do you compare Blu Mirage and LaHoya Bay Residence on different aspects including costs, payments schedules/escrow, quality, developers' experience, delivery dates, location, architects/architecture and design? I am asking you because you seem to know the details although I wonder if you are not connected with BM one way or the other. Thanks in advance.

the article on virgin said RAK is the jewel in the UAE, as it has the best scenic beaches in UAE etc. etc.

well, ines of course will favour BM she is agent with Properties Dubai who sell BM!

but, both developments are good. the only thing BM has my favour over la hoya bay is the location. the LHB's apartment views are inside the circle on the marjan, whereas the MB has open view towards the open sea.

Regarding the views from BM and LHB. of course it is a matter of opinion and my opinion is that the view from LHB will be interesting as it is towards the coast with the mountains in the background (on a clear day). Al Hamra Resort and the beaches can be seen along with the LHB Marina. The only thing that you see with a view of the open sea is..........er....the open sea.

Guys - looking at the Palms and other man made islands in Dubai they all seem to have a big wave guard that covers the outside of the islands. Do you know if Al Marjan island will have similar protection? From the pictures it does not seem to be propected in any way and seems to be on the Iranian sesmic fault line.

Don't know, with regard to your question, but your observation is quite correct. All the others clearly have that boundary. On the other hand, the open beach front has no such boundary so this may not be requisite for any manmade islands.

I have to say I really hate maps like the one above. The size of Al Marjan is way out of proportion, as it appears as large as Deira palm when in fact it is much smaller. When looking at satellite images of the pre-existing isthmus, for example, one can see that it is comparatively quite small. Many of the developers' brochures depict it as huge. So deceptive!

Khoie have mentioned in their latest (Jan) newsletter that a surprise 'new element' is being added in LHB and that it would be announced in the forthcoming international property show in Dubai (Feb 17th).
