What were the specifications for the apt (which floor, no of bed rooms, area of the apt, view from the rooms, etc) and at what rate did you buy? Also, what were the terms so that one may be able to offer a view meaningfully.

While I was there I didn't have the plot map with me but I didn't notice anything substantial happening in that direction. Apart from BAB and LHB I could only really see activity on the dredging contractor's base and also a drilling company base at the Marjan Island entrance.

Harbour beach

our friends at C7invest are advertising Harbour Beach on Al Marjan Island with prices from dh1350/sqft. No details on location.

Hi Soennecken,

I believe this is the same place listed on the thread index as Akaar - it's the Marriott resort opposite LHB. Akaar is the developer and the contrcator will be Turkish - the name was something like Kaysi I think? I think it's very expensive even allowing for a premium to have your apt on the Marriott property. There is 70% finance available through Baroda Bank but I don't think it's a case of 70% final payment upon picking up your keys (as the old LHB deal was before they ended it). I think you still have to make stage payments through the build. The reservation payment is very high imo at 10% - then another 10% on contract so you're in for 20% very quickly at the outset.

Hi i have bought a studio in select properties development pacific. I paid approx 1000psf, and chose the lenghty 15 yr payment plan. i have so far had a good experience dealing with SP, and I have confidence in them as they have escrow A/C in place and also have previous experience from developments in dubai marina. and from what i have read they were the first to implement escrow A/C in dubai even before the law was passed there. i would say that it is worth paying a bit extra as you are getting things like parking, balcony included, and also a big thing for me is the private beach for residents only. anyway this is just my opinion, but these are some of the things that convinced me to buy here.

Hi Guys, New to this.. bought a studio in Al Hamra after being told (by estate agent - yes I know..) that it would be ready in a couple of months, and wish I had not as have not seen anything going on for the past year. Thinking of investing here and have seen the SP page but not prices. Any one suggest best purchase options / agents for price and reliable service ext..

to reserve you pay a deposit of £3000 GBP and then 15% within 3weeks of receiving the contracts. my studio was 468K AED, but prices have gone up twice since start of april. i have bought in block A which is at the rear of the development and 1beds I believe start at around 780K AED, if you PM me your email address I can send you the latest price list I have for block A. But for 2beds and the other blocks, best to contact SP directly.

I have received negative comment on more than one RAK for continuing to point out the issue of being on the ocean side of Marjan Island rather than on the lagoon side. At risk of receiving negative comment again I would like to say that this photograph illustrates my point admirably and it bears out what I saw on the two occasions I've vistied Marjan Island.

At the time when the photo was taken I would estimate the wind speed was about 12 knots generating a sea state around 3. That is calm, - but you can still see clearly that there is white water on the rocks on the ocean side whereas the lagoon side is like a lake. Not an issue on the day the photo was taken or ideed in typical Gulf conditions, - but when the weather turns nasty and you get a 6 on the water you're going to see waves of 1.5 - 2.0m breaking on the weather side. It will always be flat calm in the lagoon.

La Hoya Bay Residence

Nice photograph from Soennecken. It is a pity though that there does not seem to be much progress on the LHB Residence development. Nor have we had any updates from Khoie. The last newsletter was in March but it contained nothing on LHB 'Residence'. The April newsletter, expected to come out in the first week of the month, never came out. Let us see what, f at all, they put out in may.
