Is there a big market for the residential high rises in Hyderabad?.
Currently even though the skyscraper market/supply in mumbai is exploding , I have a feeling that the market will collapse in 2 years bez of the ridiculously high rates like 12-15000 Rs per sq feet in the suburbs . Not sure who will buy at those prices. Of course inside the city its a different story , reportedly one flat in south mumbai sold for Rs 80,000 /sf ft . Its ridiculous ! .
How bad are the prices in Hyderabad?

The market will correct itself. Why worry as long you see growth. At the macro economic level this is how it works anywhere in the word. There is no perfect pace of development one can plan anywhere in the world. There is always forward momentum one way and things shift back for correction before they go forward again..

Emphatic no as far as Hyderabad Market is concerned. It is only hoped due to rising prices for office space in Mumbai and Delhi that the upcoming highrises with rates going around Rs3500/- to Rs5000/- per sqft will be sold and also rental values are also lowest among the top 6 cities in India which is another attraction. It is very doubtful that people take up residential apartments at very high level say beyond 15 floors in Hyderabad. When compared to other southern cities of Bangalore and Chennai realestate prices are lower in Hyderabad.

these two links seems to be refering to the old news (February 14, 2007 and March 20, 2007)
The Hindu news link from April 04, 2007 said 28F (seems to be latest) ...

How are these issues tackled cos lot of High rises are being planned. So some one should have a good idea about tackling these issues. How about the water table in these areas? A high rise does consume lot of water.

The fire dept in hyderabad is still not been upgraded to meet the unforeseen challenges of a skyscraper.Underground water content is of moderate to low volumes owing to the soil being hard and igneous rock bearing and small absorption capabilities and therefore not dependable.Tapping Godavari waters and supplying to these new areas adjoining Hyderabad is the only solution.

or they can use CO2 for firefighting, it's much more effective in the case of electrical fires and the like. Besides, there's so much CO2 in the air around Hyderabad that it will be much easier to snuff out fires using CO2 than H2O.

Tishman pays Rs 445 cr for Tellapur township...
Hyderabad, Aug. 10: The Tishman Speyers-led consortium on Friday paid Rs 444.26 crores as first installment of land cost for the Tellapur integrated township. The consortium will pay another 25 per cent or about Rs 1,700 crore by December when the Detailed Project Report would be ready and the remaining 50 per cent in the next two years.

The consortium, which also consists of Nagarjuna Construction Company and ICICI, signed a development agreement with Hyderabad Urban Development Authority (Huda) and the State Support Agreement with the Infrastructure and Investment department (I&I) here.

There was also a tripartite agreement between I&I, Huda and Ramky Infrastructure for developing the Srinagar Township. This will be the first real estate venture taken up in the true spirit of Public Private Partnership wherein land owners are 40 per cent stake holders in the company that will develop the township. A senior official said that the group had successfully lobbied with the government to convert the project into PPP mode. In the process, Huda will get a premium of Rs 100 crores on the project. As per the MoU, the land will be converted as 40 per cent equity and for the remaining 60 per cent equity, which involves construction cost, the government will adopt Swiss Challenge Method.

"The government is likely to fix the floor price of Rs 340 crores and ask other bidders to quote. The Ramky group will be asked to match the highest bid to get the remaining 60 per cent," the official said. The consortium’s special purpose vehicle, Tellapur Technocity (P) Ltd. has engaged internationally renowned planning and architectural firm Pei Cobb Freed & Partners LLP, along with Vastu Shilpa Consultants, to design the township.

The project, which is expected to be completed in eight years, will include more than 30 million square feet of Class A commercial, residential and mixed-use space.
Oh, what a relief! HUDA can get back to work now ...
