Le Salon de l'immobilier marocain, qui se tiendra du 8 au 11 mai à Paris, permet à ce pays de présenter son offre de logements. L'objectif est de convaincre les acheteurs potentiels français et marocains résidant en Europe d'investir dans le royaume alaouite.
La 5e édition du Salon de l'immobilier marocain se déroulera du 8 au 11 mai au Parc des Expositions de Paris-Nord - Villepinte. Ce SMAP Immo, qui avait accueilli 35.000 visiteurs en mai 2006 puis 41.000 en mai 2007 dont 30 % de Français, attend une nouvelle augmentation de sa fréquentation. Organisé avec le soutien du ministère marocain de l'Habitat, de l'Urbanisme et de l'Aménagement de l'espace, ce rendez-vous qui, au départ, s'adressait presque exclusivement à la diaspora marocaine, a vu au fil des ans sa notoriété s'étendre aux publics français, européen et maghrébin, candidats à l'acquisition d'une résidence principale ou secondaire au Maroc. Promoteurs, agents immobiliers, banquiers, notaires présenteront aux visiteurs la palette des programmes en cours et les opportunités de placement pour toutes les bourses, renseignements pratiques à la clef. Cette année, la région Tanger-Tétouan est à l'honneur. Au total, 130 exposants venus de l'ensemble des régions détailleront les " bonnes raisons " d'investir dans le royaume alaouite. Samir El Chammah, l'organisateur de ce Salon, fait valoir des prix compétitifs - au moins deux fois moins élevés que ceux pratiqués en Europe - sur un marché immobilier en pleine expansion et annonce, à côté d'offres résidentielles traditionnelles, l'ouverture d'un pavillon Excellence où seront exposés les produits les plus haut de gamme commercialisés au Maroc. Nouveaux sites touristiques Les Français qui rêvent de profiter du soleil et de la plage à trois heures d'avion de Paris sont nombreux. Les plus bobos ont déjà acquis des riads à Marrakech, Fès ou Tanger. Pour l'exotisme et le charme car ce placement n'est pas rentable alors que les dizaines de milliers de logements neufs en cours de construction au Maroc peuvent se révéler un bon investissement. Et qu'on fait tout pour séduire les acquéreurs étrangers. Le pays, qui connaît un fort développement touristique et un réel boom immobilier, s'est, clamant haut et fort veiller à ne pas reproduire une Costa del Sol, tout de même engagé dans la promotion de cinq " resorts " sur la côte atlantique et sur la Méditerranée et a mis en place des conventions fiscales pour finir de convaincre les hésitants. Les appartements sont vendus entre 1.800 et 2.000 euros le mètre carré en moyenne, auxquels s'ajoutent 5 % de frais d'enregistrement. Les prix des biens en chantier dans les nouveaux complexes côtiers sont plus élevés. Tétouan côté plage coûte entre 2.500 et 3.000 euros dans le neuf comme dans l'ancien et se loue, en juillet et en août, entre 100 et 500 euros par jour. Les promoteurs, des entreprises espagnoles et du golfe Persique - Bahreïn, Qatar, Emirats arabes unis, Koweït - pour la plupart, proposent aujourd'hui des villas de grand luxe sur la côte tangéroise ou des palais dans la palmeraie de Marrakech à plus de 5 millions d'euros. Le programme Al Houara, lancé par la société du Qatar Diar, à 15 kilomètres de Tanger, cherche acquéreurs pour les 1.200 villas qu'il développe sur un site de 300 hectares. Les surfaces s'échelonnant entre 500 et 735 mètres carrés, les prix fluctuent entre 2 et 4 millions d'euros au bord du golfe pour dépasser, à 100 mètres de la plage, 10 millions d'euros. ![]() ![]() La plus grande partie de la production se révèle très abordable mais il faut se méfier des " dessous de table ", allant jusqu'à 40 % du montant du prix de vente, très fréquemment réclamés par les vendeurs, y compris sur des biens neufs. Les 650 notaires du pays, dont les prérogatives sont calquées sur celles de leurs confrères français, conseillent, bien sûr, de les refuser. Ils affirment compter sur le civisme et l'honnêteté des acquéreurs pour éradiquer, d'ici à quatre ou cinq ans, une pratique répandue qui ternit sensiblement l'image du secteur. Comme en France, ils recommandent de consulter les documents d'urbanisme avant d'acheter et pour sécuriser leur investissement. |

This project is MAGNIFICIENT !!!
the website Is perfectly elaborated and the the villas are just splendid .the marrocan architecture is prominent .. 2 to 4 millions Euros for a villas is beyond the budget of the morroccon families . it s sad in some way but hopefully it will bring jobs fo the country and on the long run will contribute to the growth of the country . Is it far from Tanger ?
