Shenzhen has successfully evolved into international metropolis today – one that is much unlike it’s former self before the reform and resultant policies that have opened up the city 30 years ago. Qianhai, a district located in the west of Shenzhen, has positioned itself as a new urban center, as well as an epicenter in the future development of Shenzhen.

Our project is located in the Liyumen plot within the Nanshan district at the junction of Dongbin and Yueliangwan roads. Yueliangwan forms a boundary that separates the existing and the new Qianhui district. The master plan comprises of longish rectangular blocks, of which, their length sides are parallel to the Yueliangwan Road. This typology creates a situation where the building front faces the road, with the other end of the building having an open vantage. Its architectural form and spatial design collectively tells a story of the city’s present and future.

Qianhai Exhibition Center expresses the idea of the new area’s aggressive breakthrough and structural reform in an abstract way. Its expansive and stretching architectural design along with its simple and impressive spatial language reflect the theme of facing the future.

This ad hoc exhibition center acts as a pioneering project, with numerous prospective construction projects that will follow, transforming Qianhai into a new hot spot. The building is constructed out of membrane material and construction, reflecting the modern context and industry of the vicinity.

Nop, and since Evergrande is a troll developer concerning supertalls it's probably the most unreliable project in the list
We don't have a thread for Shenzhen Construction Group tower either (ranked #7)

The project, developed in collaboration with Vanke, is located in Yantian District, Shengzhen, strategically situated along Dapeng Bay waterfront, opposite to the new tourist port currently under construction, pivot point and first phase of big future mixed use development including residential and commercial medium and high-rise.

The building, 2300 sqm of new construction on four floors, will initially host Vanke sales office for the promotion of the new development, and will be than reconverted into a commercial facility for multiple tenants. Flexibility, thus, was a key principle in the design of layout, fašades, installations and interiors.

The volume is articulated in two faceted crystal-like prisms interlocked around the transparent quadruple height central atrium where a glass lift and the expressive flying staircase offer stunning points of view over the sea, Hong Kong islands in the background to the South and the mountains to the North.

A complex geometric pattern of two different tones of tinted glass decorates the slanted facades. Wide portions of these can slide open, integrating interior public areas with the surrounding landscape at the ground floor, and with the panoramic roof terrace at the fourth floor, an opportunity offered by the climate of Shenzhen.

A flawless circulation links all the different stages of the guest experience from the reception, through a multimedia display located at the fourth floor, area models and sample apartments, to lounges and areas for relaxation and discussion, indoor and outdoor.

Anyone an idea about the building/tower they are building at the corner of ShenNan DaDao and JinTian Lu? Couldn't find any information about it on the Shenzhen Skyscraper Map.

Construction of SZ Bay piers resumes

Workers boat to the construction site of pedestrian piers near Shenzhen Bay Bridge in Nanshan District on Tuesday. Workers said construction of the piers resumed several days ago with a new contractor. The piers will be part of Shenzhen Bay Park and will allow people to walk out over the bay. Theyĺre scheduled for completion by the end of this year after months of delays caused by a planning error. CHEC Dredging Co. won the latest bid, for 33.66 million yuan (US$5.4 million).

Work on the piers started in March 2010 but was suddenly suspended last September, with contractors offering no information about future plans and leaving dozens of huge concrete pillars in the bay along the bridge. Gao Lei

Boom may leave Qianhai landlords in cold

Major landlords in Qianhai special economic zone are unlikely to be major beneficiaries of rapid development in the area.

According to planning documents out last week, major Qianhai landlords - China Merchants (0144), China International Marine Containers (2039) and Shenzhen International (0152) - do not have any privilege to develop their sites.

Many of the sites, now designated for industrial use, can be converted to residential and commercial use. But then, they have to be awarded to the highest bidder. The landlord will share the land premium with the state and get the land's original value.

Merchants holds 3.12 million square meters and CIMC owns 524,200 square meters while Shenzhen International has 380,000 square meters of land in Qianhai.

I wonder if the local gov will mantain their protectionist policy concerning land development in Qianhai too, normally they only accept Shenzhen developers to build the main projects.

Hopefully Greenland, R&F, Suning, The Wharf and all others will be allowed to take a slice of the cake when it comes to Qianhai. That would multiply the chances to see a lot of extra supertalls in this area.

Qianhai plot trio up for auction

The Qianhai special economic zone next door is selling its first three commercial sites, with the total upset price at 14.92 billion yuan (HK$18.90 billion).

The sites, to be sold through separate auctions, cover an area of nearly 168,465 square meters, with starting prices ranging from 3.5 billion yuan to 6.72 billion yuan, the National Business Daily said.

With an average plot ratio at nine times, the average land cost for the sites stands at 9,840 yuan per square meter.

As winners are required to spend at least 15,000 yuan psm for development excluding land cost, the minimum cost will be 25,000 yuan psm, the report said.

Apart from the high cost, the plots also come with restrictions, including that office buildings constructed on them can only be sold or leased to designated Qianhai-registered companies.

The developer of site T201-0077, which has a base price of 3.5 billion and 320,400 sq m of gross floor area, must surrender 16 percent of office area to the Qianhai SEZ authority.

As for site T201-0075, with base price at 4.7 billion yuan and 450,200 sq m in gfa, 22 percent must be given free of charge to the authority.

Only companies with annual revenue of more than 10 billion yuan last year are qualified to bid for these two sites, which go under the hammer on July 26.

The last site, T201-0078, has a base price of 6.72 billion and 503,000 sq m of gfa, with auction date set for August 16. Only Hong Kong-listed firms can bid for this site - a third of which must be kept for self-use for 10 years.

The bidders must have market value of at least HK$40 billion as of June 24.

Also, the winner must ensure that at least three among the top 500 overseas financial institutions move in.
