Planned condos dropped at New City Y site

Adjusting to the sluggish condominium market, the developer of the mixed-use project at the New City YMCA site is dropping plans for condos and replacing them with luxury apartments.

The project at North Avenue and Halsted Street was to have about 280 condos and 220 apartments in five buildings spread over the 8.2-acre site. The residential now could be scaled back, with the 280 condos changed to about 225 apartments, says Daniel Lukas, a principal with Structured Development LLC.

Walked through this area today and saw the pick-ax door handles of REI. They also have a hiring sign up and it looks like they are ready to start moving merchandise in. Should be open in a month it seems, maybe less.

Structured Reduces Units at $220M New City

After delays, Structured Development LLC is expected to begin construction in January on its nearly one-million-sf mixed-use New City development. Construction on the project was originally planned to begin during the summer this year, but was held by changes to development plans, which reduced the number of residential units to be built. The development had originally planned to offer 490 residential units, a number which has been cut nearly in half in recent months in response to reduced demand for the space. New City is now being planned to include 280 rental units, 84 of which will be mixed-income units, as mandated by the city of Chicago in its approval of the project earlier this year.

..."We also saw opportunities for hotel and theater entertainment uses, which we began to realize were a good fit with our location. We replaced some of those units with space for those commercial uses."

Lincoln Park Hospital being shuttered today

Lincoln Park Hospital is being shut down Wednesday.

Its owner had put the property up for sale but couldn't find a buyer quickly enough and is closing it immediately, a person familiar with the matter said.

"The rumor it might shut has caused problems with employees and staffing issues," a source said.

The hospital doesn't want to deliver poor quality health care, so it is going to cease operations.

Last week the hospital acknowledged that it was on the sales block and in danger of closing if a deal wasn't struck, partly because the difficulty of getting financing is making it tougher to run the 125-year-old facility.

There is also a horrific 3-4 story parking structure directly across the street. It would be great to see this area redeveloped.

...It's not some fantasy for a better economy, said one of the investors, J. Michael Drew, principal of Structured Development LLC. Drew expects he can start construction on the project in the busy North and Clybourn shopping district by mid-2009.

...Drew said about 60 percent of the project's retail space is close to getting a tenant. He said he expects to sign deals with a fitness club, an "upscale apparel" merchant and at least a couple high-end restaurants.

The design by OKW Architects calls for six buildings, the tallest being 19 stories. One would be a parking garage for 1,250 cars.

Just because it is classic doesn't mean it is conservative.
There is a lot of histor-icky architecture but in my opinion it is pretty tasteful.
Just because it isn't modern doesn't make it backward. Through out history we have borrowed elements from the past which tend to work out well for us.

Oh! Nice start. It feels weird that there is no retail on the other side of the street on that streach of Halsted. I wish the could knock down the building behind it, is that senior housing?

MORE FOR RENTERS: BJB Partners LLC, a major property owner in Lincoln Park and Lake View, has asked the city for permission to expand a building at 554 W. Diversey, the northeast corner of Diversey and Broadway. That's where a one-story retail structure is in front of a 20-story apartment building.

BJB wants to replace the low-rise with an eight-story building with 57 apartments. Sean Barry, partner at BJB, said the new configuration would allow an expansion of an existing Walgreens while also adding to a parking garage. Plans call for the spaces to increase to 315 from 191.

Very cool.....I wish however there was an eight story building going up where that Borders is though. That could make a real cool wedge building on that space.
