during the sale, there was a huge demand for the legacy small 3 bedrooms and that is still the case even with premiums going as high as 20%

Not only the small 3BR Legacy Villas where sold in phases, realistic offers for the same stand at premiums of 10% (for details please pm me), I agree that there are always some greedy owners asking for even more though.

but the resell market you can get cheaper price than Nakheel price.

Dodsal to build Jumeirah Park villas for Nakheel
CONSTRUCTION UAE
20 Jul 2007
UAE-based Dodsal has won a contract, worth about $250 million, to build villas in the Jumeirah Park residential complex, planned by local property developer Nakheel.

The 20-month contract covers the construction of 380 five-bedroom villas in the development, which lies between Shaikh Zayed road and Emirates road in Dubai, adjacent to Jumeirah Islands, another Nakheel development.

The project is spread over an area of 3.2 square kilo*metres. Future work will cover the con*- struction of three and four- bedroom villas. The first households will be ready by 2009.

Beirut-based Dar al-Handasah (Shair & Partners) is the consultant, US-based EDSA prepared the masterplan, the local Al-Khatib Cracknell is the landscape consultant, and Australia’s Bovis Lend Lease is the project manager (MEED 8:9:06).

Any body knows if the villas on JP still cheaper in the reselling market (compared to when they were bought initially) ?
What would the prices be for these 4 -5 bedroom villas now (from the market) ?
It seems from the current discussion JP doesn't seem to be wise investment for now (or will have to wait & see) ?

The problem with JP (besides being a Nakheel project), is that the payment you put down, you get nothing over the time it is being built. It would be better puting your money into the money market during that time. Its price increase has not been in line with the monetary increases in other investments.
