If these towers don't get filled up, will they lower the price so that lower-end business can move in? I always had this question in mind. We are always talking about downtown towers not fully occupied in almost every city, but why doesn't that bring the price down so that business other than banks or large companies can move in? If there is empty space, the owners will lose more money than reducing the price to lease them out I think. There are always businesses and organizations in terrible locations with a low quality working environment.

It's not that easy to lower the lease prices of your building. Many building owners are forced too, but it can hurt them a lot. You've got to have your prices at such a level to cover your loan costs, taxes, utilities, maintenance, etc. Plus you don't want to undercut some of your tenants who signed earlier at higher prices. They'll threaten to leave your building if you don't agree to re-negotiate the lease to get the new lower amount.

I posted a comment in the Chicago Spire thread saying that if it was so economical to build these thousand foot tall buildings, cities all over the world would have em. They don't. Their are less than 50 1,000 footers in the entire world right now. SWFC is struggling just like the Empire State Building did when it finished. The Twin Towers struggled for tenants. Sears Tower did, Taipei 101 as well. The list goes on and on. Shanghai Tower will fill up, as will its neighbor SWFC. But it might take years. Even a decade or two.

Even though China's economy is one of the strongest in the world right now. Watch out, cause it never lasts. Didn't for Japan in the 80's. The Asian Tigers of the mid 90's. The US is the 90s or mid 2000s.

Add just 1 more floor and it will be taller than Tokyo Sky Tree! Well, at least it will be the second tallest building in the world once completed anyway, so no worries.

There is Seoul's 640m tower and the unknown height of PingAn headquarter. I think it is quite pointless to compete the title of "world's second tallest" anyway haha.

Very true lol, but first prize of "world's most beautiful tower" definitely goes to Shanghai Tower IMO. It's just stunning! Can't wait to visit the city once it's completed.

Yeah, i think in the future, China probably won't hold many records for the tallest buildings/towers/structures, but a lot of their buildings/towers/structures will be exceptional and unique in terms of design and class and truly iconic. SH tower is just one of the many examples.
