By the way, Shanghai's vacancy rate in the Q1 dropped below 14% for first time in four quarters (despite of the many big towers being completed), and once again there're less than 500,000 sqm of A grade offices available. It'll rise again though since they are opening many big towers in the coming quarters. Source: Colliers. Vacancy rate bottomed at 1% in mid 2008, before the SWFC was opened. A dangerous bottleneck encouraged by doomsayers who claim China is building too much

It'll be interesting to see how the construction stop during the expo will affect the property market and office space vacancy rates.

Well, anyway they are opening many towers "soon" (within 1 year): SIFC2, Taiping, Citic Pacific twins, Bund Citic, Huamin... this makes 7x200m+ office towers. Also Pudong Kerry and several 150m+ towers in Pudong, Sichuan Lu, etc are topped out. The vacancy rate will surely rebound even higher.

But on the other hand, there are very few big projects likely to be completed within mid 2011-2013. Probably only Jing'an Kerry, and maybe Century Metropolis, X3-2 and KPF's gate in case they start progressing soon enough.

People often miss the big picture when looking at "high" vacancy rates in China. The long term net take-up is huge (especially in relative terms), and there's a very short lag till the current inventories are absorbed, 2-5 years in most cities. This is a very short gap for a booming market that may led to horrific bottlenecks unless they keep the vacancy rates high, as it happened in Shanghai in 2008. For example, Beijing's used A grade office space grew from less than 2.5 million sqm in mid 2002 to more than 8 million in mid 2008, and more than 9 million in late 2009, yet they keep saying that the vacancy rate (that remained roughly stable around 12-24% during that period) is unsustainable. The vacant space is less than 2 million sqm now, despite of the flat net absortion during the first 3 quarters of 2009, a net space likely to be absorbed in less than 4 years (they say it should take "decades", LOL).

Another purpose of the Shanghai Tower is to increase market confidence in real estate during the recession. Given that this project does not lack in funds during the economic downturn, cheaper material could be bought as well, so why not?

You can see the base of the other crane growing on the left of the finished crane. They look quite close to each other so they gonna have two cranes on the same side of the core?



edit: dw i just found this.. i think its just the angle of the shot taken that made the crane bases look close.

Looks like the piling is done. If they build the podium top-down, we see next pouring of the first floor deck.
Or they slow down for expo.

Sometimes either one of them, sometimes a combination of both. In the summer you can have lots of days with a blue sky with maybe some noticeable smog in the sunlight of the evening.

Shanghai is pure pollution most days. Awesome city, but blighted by horrific smog levels.
