Around Green Lane/Acorn Street/Dunfields. Not entirely sure myself, but It's on Kehlam Island, and it looks pretty good.

I went past West Point yesterday and noticed that after nearly 5 years the retail units are still empty,it then got me wondering why do they bother putting retail under these developments.

Would it be better to have one large entrance lobby instead of one small door like Metior has,as i realise they would not want apartments on ground level to fill the void for obvious reasons.

West Point,Morton Works,Coode House, to name but a few have had empty units for ages.

Ye there are a few places like that with empty retail units, at the back of the forge its also like that and im not sure if its ment to be retail but under the leadmill flats its just boarded up all round the bottom, so im guessin this was built for retail, I suppose they build them as its not going to cost them any more to build a big empty unit at the bottom, and if someone rents it then its a bonus to them, where as a big lobby isnt going to get them any more money.

Don't forget these retail units are probably completely unfinished, with no windows, sockets, anything just a bare shell. so any storeholder who wishes to setup shop would have to get builders, electricians, plumbers and shopfitters in. All that is far more expensive than moving into a vacant shop unit.
I predict that it will take a few years but eventually all these units will be taken. It always takes a long time for retail space to be filled. Remember Orchard Square and meadowhall, both had lots of unused units for years.

Also the amount of businesses who are going to be hoiked out of the way during the NRQ developments etc.. I bet some of them will look for temporary or additional premises and at that point there will be a severe shortage of retail space in sheffield.

aha,
that was known by most people as the Limit, as that was the location of sheffield's most famous ever nightclub.

That is an enormous building, I saw it over the weekend.

there is a sign on the hoarding saying Rileys coming soon but its been there for months so i doubt anything is going to come of that. I think though that the ground floor retail around here will be much more in demand when leopard sq and NUM are finished as this will be the kind of bar heart of the city.

Thats true. Its also true that its often more desirable for a building to have an "active" frontage to enhance the immediate streetscene and surrounding environment as opposed to a blank elevation or huge lobby that most of the time will be empty or devoid of life. In many cases the planners will also insist that developers provide this, particularly in city centre areas. Unfortunately in the cases of the schemes mentioned above there has been no activity whatsoever, and I'm surprised that a tenant hasn't been found for the West Point Building yet given its location.

I'm sure these units will be filled as soon as Leopold Square opens up, and the main bar activity will be spread across the whole of West Street instead of being concentrated at the area around West One/Cavendish/Varsity

That must have been an insulating layer; it's not as shiny now. Not bad though.

Yes I agree. I like these too. A little bit different to the bog standard red brick apartments you normally expect.
