Oooo They're not so bad, although I saw some nice condos in Ybor at 160,000, that is ofcourse Palm Ave and 21st St.
Well I got a little more than a year to convince my parents to invest in this with me. Thanks

Jahdish, you are very close to hitting the starting prices of units right on the head. I was told by an Element sales person that the one bedrooms would be starting around $220K. I think the 1 BR's w/ a Den were going for mid-$300's and the 2 BR's were mid-$400's. I'm just not certain if they meant those figures as starting price points or averages. I didn't think to clarify at the time.

The fact that the 1 BR's are starting at $220,000 is very healthy. I noted on another SSC link earlier today that the interest is incredibly strong in the Element units. The sales force has contract appointments booked up from 3/9 thru 3/15. That's working 4 salespeople every day with multiple appointments per rep! By the time they open the Element sales up to the general populace, most of the units might / should be reserved.

It's also interesting to note the difference in websites between Skypoint and Element. It's a little frustrating trying to match up Element's available units by floor. They appear to have roughly 20 different floor plans for one bedrooms. The smallest is 631 feet and the largest is 863 feet (minus balcony SF). If you divide the starting price of $220K by the smallest SF unit, you get a price per square foot of just under $350. Not bad!!

I am not sure if you all realize that the Element is curved. Additionally, the facade is not smooth - the ends stick out more than the middle. If the rendering is the final product - it will not be a Skypoint clone at all - related, but not that close.

FYI both of the downtown Tampa fires were caught on Element's camera.... That second fire which is closest to Element looks very suspicious to me!!! If you look at the time on the camera it took only 12 min to go from a small fire to a full blaze.. is that normal??

Maybe I missed this but www.Elementofyou.com is now full and live... I don't just mean working with that contact info page and flash animation... I mean running full throttle with other renderings (of the terraces) that I have seen so far. I am just now exploring the full of the site.

As I look at the Element cam, I cannot help but just feel bad in a way for how dwarfed and shadowed the Kress Building is going to be. Hopefully, a successful plan for developing that block and saving Kress will be hurried by the development of Element.

So true I thought the same thing, Hopefullly city council saw what we saw, and pushes for the Kress project to go forward.

That along with the Floridian would dramatically change that part of Downtown..

Then maybe, just maybe we could get aa 700' office tower north, from Cass St to I-275....

The City council has nothing to do with Kress at this point - just poor planning by the ownership. Let is sit - the more that is around it, the more likely that someone will build on it.

I'm not too worried about it, since the Kress Square project kinda sucked anyways...

The Kress building unquestionably needs to be flanked by a quality project, which does a better job at the street than the Kress Square design did.

Building anything large on the block is just going to take away from the structure, what I would like to see would be to develop the block with buildings of the same design, with a retro feel offering commercial space to serve the newer towers like Element, Skypoint, etc... Something possibly akin to the way Church Street Station used to be in Orlando or the shops along Park Avenue in Winter Park. Put retailers in there like Pottery Barn, Anne Taylor, etc...

are you serious??? Pottery Barn and Anne Taylor??? uh no. that's for Hyde Park Village...if Tampa wants to have a trendy cosmopolitan downtown, it needs to have trendy cosmopolitan stores. not some old lady stores. it needs stores that bring younger people (20-40) downtown. I'd suggest like a Steve Madden store, Calvin Klein, a Borders,Banana Republic, throw in a watch or jewelry store,Movado?, a suit store, Victoria Secret,things like that. not a Pottery Barn! LOL I bet you want Michael's Fabric up in there too LOL
