Kelvin Bank

I was at the public showing of the Kelvin Bank proposals, I think it's fair to say the scheme hasn't met with universal praise, you have to wade through a stack of objection letters to even reach the planning app.


Myself, I think the scheme shows merit. It engages well with the Kelvin and is of appropriate density. Unfortunately the student housing looks crowded and is typically low spec (coloured render panels), the "tower" is too diminutive and under designed to contribute anything more than bulk. I understand Tesco's desire to stamp corporate identity, it's just a pity their colours have to be so white.


It's worth showing the original plan too, if only for the morbid fascination of a car crash. You do have to question the logic behind this, the only apparent reasoning for producing it is to make v.2 look decent.

Thanks for the images Gleegie.

Partick cross is already congested crossing over through Dumbarton/Byers Rd's, hope the council have something major up their sleeves for traffic Management otherwise no one will go to tesco's and life will be hell for the rest of the existing residents.

The Clydeside Expressway is being upgraded to handle Glasgow Harbour, including a new bridge to Beith Street.


With Fastlink, mainline and underground stations, this Tesco will be more accessible than any other. Out of town retail parks are completely inaccessible to anyone without a car, is this really worse?

Looks rather boring to be honest, but that area doesn't really need anything too dramatic to begin with - Glasgow Harbour and Elphistone's Urban Village will provide the drama

The new Tesco is totally not needed, though! There's a Morissons about 5 mins away, an Asda just across the river and the new huuuuuggeee Tesco at Silverburn. No need.

Actually Morissons will be 1 minute away

However, I don't think Asda across the river and Tesco at Silverburn are good enough substitutes.

Having recently moved into the area, I am trying to cut down my car movements. I walk to Morrisons, and Sainsburys in Partick for shopping but these stores do not have the choice I want. I admit to jumping in the car and going further for choice. For this reason, I will welcome the new Tesco in my area.

I am also acutely aware of the pressure against a new Tesco in the area probably making my opinion in forums like these a minority. But I do think the amenity of the area will be improved with this development.

My only real concern is the extra vehicle movements in the area and whether the existing and proposed changes to the road infrastructure can support it.

Can't argue with that really, reading the materials spec it'll look worse once built and worse still again a few years down the line.

It is irritating, companies of Tesco's stature should really be pushing the envelope. Cash rich and desperate to build new stores on a shortage of land, you'd think the authorities have them where it hurts. Instead it seems Tesco hold all the cards.

The Glasgow University Guardian ran an article last week telling of the University's growing doubts over whether to buy the student accommodation that is to be built here.

I didn't actually get the chance to read it, so I'm not sure what the uni's reasons are, but looking at these renders its not hard to see why...

I stayed in Queen Margret Halls, Kirklee, off Great Western road two years ago and I can safely say that these "new" halls pale in comparison to what I stayed in. I suppose it would be madness for the Uni to take such a giant step back in it's accommodation...

The riverfront setting is awesome though - i agree with you Gleegie that Tesco should be pushing the boundaries somewhat, not playing it disappointingly safe.

Ha ha, fair enough Cief, they probably do deserve a modicum of credit for such realism!
It's a good thing that there is interest in developing this site but I think the scale of this development looks a bit overwhealming. I'd hoped that there would be more green space incorporated but it looks pretty dense from these renders.
Some nice use of curvy walls and sculptured trees but I don't think this sight needs a giant, monolithic, white rendered tesco. That strectch of road running from Byres road to the expressway is always busy as it is. I'm sure a retail development of this scale would cause major traffic conjestion.
BTW, has anyone seen the BBC's 'Time Trumpet' scetch on Tesco's war against Denmark? Genius viewing but seems to ring pretty true these days.

A public outcry followed the supermarket giant's announcement that it planned to build a store, flats and an underground car park on a derelict piece of land at the foot of Byres Road.

The scheme was branded "Tesco Town" and the local councillor likened the development to a "Soviet-era high-rise monolith".

However, following a public consultation exercise, Tesco claims around 80% of local people are now behind the plan.

Its a proposal that has many flaws as it stands. Some of those flaws are down to the very notion of putting a supermarket on that site (no thanks, and this is coming from an un-consulted local) some down to detail. One only hopes that the right architect is appointed to take the resi elements of the scheme forward...

Also, do we know if this is going to be a big tesco in the style of the one at silverburn or is it going to be smaller, along the lines of a tesco metro?
