Lock up your women!! Lots of Etihad pilots have booked villas due to proximity of Airport apparently...and you know what pilots are like

I actually disagree that they are selling at a high premium. I am still getting these at a fairly decent price. Key to note with this is that the villas might be livable, but there will be nothing around it till 2011. Though, Yas Island will be a very good option about 20 minutes drive away. Delma Mall is starting and that will again be a decent distance, but there will be options coming till 2011. After that this should rock and makes for a good long term investment.

I got my hands on an 3 bed Arabian last week at a great price. We plan to live in this next year. I hope the finish is anything like the show villa looks. .

A guy on the site says Arabian phase will be complete in June 09 but Manazel will only comit to Dec 09 but say it could be earlier. Does anyone else have an Idea on Arabian phase completion???

Hi Mark,

If you don't mind me asking, what did you pay for your 3bed? (PM me if you dont want to everyone to know). I'm just curious as I've seen quite a few Al Reef villa prices being slashed. Do you know the position of the seller ie credit crunch victim?

I have a hydra villa, but right now I also want something to live in...just wondering whether its wortwhile going for the Al Reef - at least they have a showroom!!!

Also, can anyone confirm which phase is being delivered first? Arabian or Desert?

Deep, these villas are a no brainer. The company is very professional in its approach to customers ( at least my experience ). Cant tell you enough about how much they did when I went to AD from the UK.
If you find the right villa/deal just go for it. Great product, great company, great location.

Just how close are the Arabian Villas to the new runway?

Good morning - I noticed by comparing Google maps with the location map on Manazel's website that the new runway at Abu Dhabi airport seems to run about 1 kilomter from the Arabian section of Al Reef development.

Am I right?

If so that "feels" pretty close.

Can anyone confirm/challenge me on that?

I paid just over 2 million for a 3 bedroom type B Arabian phase. Im more than happy with this as I hate the crappy apartment im staying in with my family and I refuse to pay upfront 350K+ to rent similar villa!!. With project getting delayed in ABu Dhabi I cant see the rental prices coming down for years, so I just want to move in now

I was told that Arabian is the 1st phase ready in June 09 follwed by Desert at the end of 2009 but Im just really hoping Manazel will hand them over then. I went onsite at Al Reef and many of the Arabian villas are almost complete. I think the Desert Phase is well underway but I couldnt tell where the boundary was. Im not sure about Hydra Villas, somebody told me they have not started.

I walked around the whole site and I couldnt hear the planes from the airport as they are not on the flight path.

Excellent price. Cant get better value than these presently. Timing should be fine.

Oh and Hydra have started & completion for 4th q 2010. Inshallah.
