Al Raha Garden rents are down to AED 240,000 for a three bed townhouse. As more availability comes to market in Al Raha Gardens and Golf Gardens, the prices will fall further and it will have an impact on the rentals for Al Reef Villas. I feel a 2 bed villa could rent for AED 150,000 by the time phase I hits the market.

A 4 bed townhouse on Al Raha Gardens is available for AED 250,000. I got these from Aldar. Seems the rents have crashed, but nobody is talking about them ... as always ... hush hush.

You are right....that the rental is going down....i even think the rental for 2 b/d is going to be between 125.000 and 150.000.. and rental for 3 b/d is going to be between 150.000 and 200.000.

But lets see what is going to happen when Arabic phase is going to be handover..

I have been on the sight today...it looks good...and they are working very seriously...

Do let me know if any body need pic of the show homes..

well, if it is 125K for a 2BR, that would be a good rental..seriously. Maybe if the owners are willing to take more cheques instead of one, then it maybe slightly higher.

Anyone got info on the delivery. Is it all on schedule i.e Arabic in June and Desert in December.

Also whats the latest talk about the electricity and water delays.

I am going there for viewing almost every week...i am not sure that they are able to deliver Arabic in June.As it looks its going to take some time.

Hi All, they will be delivering from june - December. Owner will be informed a month befor the handover. I got this info from Manazel.

Just called Manazel, they say handover starting in June. And all the support systems - electricity, water, landscaping, roads - would be ready when the handover happens!! i hope it is true!!

Does anyone know, how much it would cost for doing the landscaping of individual unit? (I guess that has to be done by us, rt?) i own a 2BR arabic type.

The price should be around 1,3 mill all in.
