Well its including the plants....they will come every 14 days to check the garden and cut the grass and looking after the plants...monthly charges will be about 3 to 400 aed pr. month.

Depends where your unit is located. If it is on the Northern side of Arabian bordering the Hydra land then you may just get a pleasant surprise and find your garden has doubled in size.

I know some units may end up with an extra 170sqm of garden.

Hello guys I am looking into Arabic or Dessert. Has anyone recently been to the site and whats the progress. Are they on time to deliver both phases by year end or do we have any delays. Some agent told me that Arabic could be near end of 09 and Dessert June 2010. If thats true then that's a big disappointment but then I dont believe agents.

Are you saying that the Arabian will be available for buyers to move into as of June?

Will owners only be notified a month prior completion to move in?

What do you forsee the rental for a 4 bedroom plus mads quarters being?

Can non - UAE residents get mortgages on these villas once cmplete or not?

Has anyone thought about the facilities available on the development. I assume in due course we will have schools and other family facilities but isnt it going to be a problem to rent out to families if these facilities like schools and shops are not available. For singles it may not be an issue but would a small family with kids want to be here on a building site without the facilities. Any thoughts ?

I just spoke to Aldar and can get a 4 bed townhouse for AED 220,000 and it is negotiable. Considering the climate and the number of villas that I have got offers to rent, I would not be surprised that these go for AED 180,000 by the time they are handed over.

These will fight with Al Raha Gardens and will still be a construction site for 18 months. If, I had a choice, I would prefer to stay al Al Raha Gardens as against Al Reef, which will be isolated for a year.

and how much will maintainance and security and such cost ? i hear around 29 dirhams per square foot is the rate ... bloody hell

Maintenance costs 29 AED!!! Can anyone confirm this and is this the same for all phases??

Ok so found a 4 bedroom villa in al reef for 1,762,165 AED .... though the payment plan sucks gnome toes ... honestly ..

1,494,165 down payment
205,000 once complete + 2% TI + 2% com

ok so after meeting with the agent at his office today, its for a total of 1,755,000

Agent said he might be able to knock off 34,000 (Fees)

We pay 169,000 Tomorrow
Then a week later we pay about 550,000

then afterwards we find out what the developer has planned for us in terms of a payment plan , but it is 40% on delivary

The villa is supposed to be ready by Sep 2010 (BUT all other sections of this project have always been ready 4-5 months ahead of shedule) "fingers crossed"

Now this weekend im going hunting for a place to rent with the family (230,000) is our limit pfffft we need to leave the rental were in now since its gone up to 360,000

hopefully less than a year and we move out and move in to our new al reef villa (I love its location too ) nice garden and no one living behind us , right at the edge

you should easily be able to find a villa on Sas Al Nakeel or Al Raha Gardens for that budget. The former has got a Spinneys in the compound now - so keep in mind your grocery shopping bill will be a lot more than if you are used to Carrefour or Lulu
