Then a week later we pay about 550,000

then afterwards we find out what the developer has planned for us in terms of a payment plan , but it is 40% on delivary

The villa is supposed to be ready by Sep 2010 (BUT all other sections of this project have always been ready 4-5 months ahead of shedule) "fingers crossed"

Now this weekend im going hunting for a place to rent with the family (230,000) is our limit pfffft we need to leave the rental were in now since its gone up to 360,000

hopefully less than a year and we move out and move in to our new al reef villa (I love its location too ) nice garden and no one living behind us , right at the edge
Sorry to tell you that you are paying a high price for this 4 b/d if its a cotemporary or mediterrean. This which you paying right now is for Arabic style which is going to be handover after september...i just sold one today for 1,775.000 in Arabic style single row with big plot.

kind regards

Waseem

Dubai Boy,

You eat Bacon? Isn't that haram? Not trying to stir a controversy or anything, rather just curious.

Waseem it is mediterrean and on a very nice plot out the outskirts of the development .... but how much cheaper would you of got it ? 20k ? 30k cheaper ?

We were offered a villa exactly the same but in the middle of the development for 50,000 less but turned it down since location is what we were after

Hi Waseem,

Guess the Arabic is starting their handover in August - Sept. Im interested in having the landscaping done for my villa. Would you be able to mail me the quote from your agency.

Also, do you have any idea about the maintenance costs per sqft?

I am also new at this forum, but have a long & wide experience with Al Reef Project.
Well the Contemporary phase will be delivered by the end of 2010, moreover Manazel "The Developer" advised that they might deliver the Mediterranean & the Contemporary phases 2 to 3 months earlier than expected delivery date.
I think you should hold the villa now unless you are unable to pay due payments.

BTW for any further details, please feel free to contact me

Thanks,
Mohammed

Hi,

Anyone working on having a bulk lease agreement with corporates like Etihad. If so let me know, so that we can form a group and approach corporates for taking the villa on lease as soon as it is ready.

I have a 2BR in arabic phase. Guess the expected rent has come down to somewhere around AED100 - 120 p.a.
