All-year-round ice skating rink in KK soon
Kota Kinabalu: AC Property Development Sdn Bhd will introduce all-year-round ice skating at its Kompleks Asia City, here, soon.

The developer of the Asia City Urban Development Project will be opening a 378 square metre (4,116 square feet) Smart Ice Skating Rink - Malaysia's largest and East Malaysia's first - on the fourth floor of the newly-opened shopping complex.

The total area of this skating arena, to be installed by a Swiss-based rink manufacturer, Smart Ice Sdn Bhd, using its Smart Ice Arena technology, would be 13,000 square feet. Work is expected to be completed by the end of April this year in time for the complex's official opening on May 5.

Announcing this during a press conference held at the AC Property Development Sdn Bhd's office at Asia City here Tuesday, its Chairman/Managing Director Dr Ting Ing Chiew said they were spending close to RM1.5 million on this project.

"The Smart Ice Skating Rink would be in line with the concept of Kompleks Asia City that prioritises good family entertainmentÉthis is a form of family entertainment where parents can either enjoy with their children, or watch them from the side of the arena, or while they are doing their shopping," he said.

Saying the complex management will provide facilities for parents or guardians to sit near the arena and enjoy quality time watching the children having fun in the arena, he hoped this would provide for another choice for youngsters in Sabah to have fun in a healthy way, rather than just playing video games and so on.

Dr Ting said the interesting thing about this Smart Ice Skating Rink is that it would be the first Smart Ice Arena in the country to remain open permanently (stay operational throughout the year) and self-operated, unlike arenas at the shopping malls in the peninsula which are the mobile version.

The mobile version of Smart Ice Arena, which all are smaller in size, are opened only for certain periods, for instance three months, and would be opened at a rented section of a shopping mall and for the next three months it would be closed.

Once completed, the Smart Ice Skating Rink at Kompleks Asia City will be able to accommodate up to 130 people at a time.

Also present were Smart Ice Arena's Regional Manager for Asia Pacific, Filippo Gervasini, AC Property Development Secretary-Director, Song Chee Yee, and Kompleks Asia City's General Manager, Vincent C.P. Ng, among others.

The Smart Ice Arena, which is popular especially among youngsters in the peninsula, is a revolutionary system that simulates the characteristics of real ice but allows customers enjoy the same pleasure of ice-skating called 3S (Smart Skating System) that combines the features of both ice-skates and roller skates and is user-friendly.

It is the result of over 30 years of experience in the research and development of new materials, combined with 20 years of expertise in the management of traditional and artificial ice skating rinks.

To date, Smart Ice Arena has appeared more than 100 times across 16 countries, with rink sizes ranging from 700 to 10,000 square feet, both indoor and outdoor. Its mobile version has also appeared in Mid Valley Mega Mall (KL), Berjaya Times Square (KL), Era Square (Seremban), SACC Mall (Shah Alam), The Mines Shopping Fair (Seri Kembangan) and currently in Bangsar Shopping Centre (KL).

Established in 2005 with its regional headquarters in Petaling Jaya, Smart Ice Sdn Bhd is an Italian-Swiss-Malaysian joint venture. Smart Ice Arena was first introduced in this country on March 8 last year.

welcome, smithy14

the shoes are with rollers in the case of smart ice, which is most probably to be opened there. knife shaped shoes are for real ice

Latest:
Queensbay Mall - how CP Group came to the rescue

By Marina Emmanuel
BusinessTimes
April 19 2007

Quote:
It was envisaged as an icon for property development in Penang, but it fell victim to the 1998 Asian financial crisis. Over the years, at least seven parties had wanted to revive the project but failed. BT looks back at how the project was finally resurrected.
THE waterfront project was meant to serve as an icon for the Penang Development Corp (PDC) as a property developer in the state.

Known as Bayan World Megamall, it was part of the Bayan Bay project at Bayan Lepas on Penang island. Other components of the project included commercial and residential units.

However, the development, helmed by Bayan Bay Development Sdn Bhd via a joint venture between the PDC (which held a 30 per cent stake) and Anson Perdana Bhd, was stalled in 1998, a casualty of the Asian financial crisis. (Anson Perdana is now under liquidation.)

While 85 per cent of the project's first phase was ready, the second phase was 25 per cent completed.

"We were also concerned over the fact that out of 409 retail lots in the mall at the time, 270 units had already been sold and this left a substantial number of buyers in a lurch," recalled Penang Chief Minister Tan Sri Dr Koh Tsu Koon.

"It was obvious to us by late 1998 that we needed to find a rescue plan for this project," he added.

The prolonged adverse economic conditions following the crisis saw to it that several earlier attempts to revive the project did not take off.

Koh, who is also PDC chairman, said several parties approached the Penang state authorities expressing an interest to revive the project.

"One of the rescue conditions was that the white knight would have to first complete the megamall, the project's largest component," he added.

This was given priority as the situation had become untenable for those who had purchased units within the mall prior to the project being shelved.

Many of the purchasers had taken loans and were servicing them with nothing to show for it at the time. All purchasers were organised into a group and a rescue committee was set up and headed by Koh's then political secretary Teng Chang Yeow (who is now Penang Tourism Development and Environment Committee chairman).

In 2003, a white knight stepped in, in the form of Kuala Lumpur-based CP Group.

"Unlike the other seven property developers we had talks with, the CP Group showed a strong responsibility in reviving the mall project which we appreciated," said Koh.

The shopping centre was already 60 per cent completed before the CP Group revived the project in July 2003. Bayan Bay was then renamed Queensbay Mall.

The new name was reportedly chosen by CP Group chairman Tan Chew Piau because of its feminine element, after a feng shui adviser said the project's location would be led by female spending power for the next two decades.

CP Land Sdn Bhd chief executive officer Tony Lim said the group managed to complete the mall at the end of last year, ahead of the targeted completion date of July 2007 under the rescue scheme.

The CP Group has invested some RM250 million in the mall to date, and intends to launch a string of high-end offerings in the Bayan Lepas area to attract the more discerning home buyers.

Queensbay Mall today boasts a total of 550 retail lots, of which 190 belong to individual purchasers.

The overall development cost for the 29.2ha Queensbay mixed-development township is expected to be RM1.5 billion.

This will be completed within seven years with 60 per cent of the land set aside for commercial development, since it is strategically located in the Bayan Lepas area, and part of the Multimedia Super Corridor Penang CyberCity.

The developers are setting their sights on creating an alternative "central business district" for Penang in the form of Queensbay.

A plan to build a four-star hotel (and a tourist-class one) has been announced.

Phase 1 of the Queensbay project, says Lim, will include three-storey shopoffices (Bay Avenue), three-storey seafront and garden villas (Bay Villas) and two blocks of one-storey corporate suites (Bay Suites).

It will also include 160 units of medium-high cost condominiums (Bay Star).

"Queensbay is not our first and last project in Penang. We are here for the long-haul," Lim said.
