BTW, this is where the Karamana river joins the sea after Thiruvallom. There is an island also formed, "Edayar" near the estuary. I had posted earlier in Trivandrum VI thread about a resort, "Beach & Lake Resort",.It is here. A waterbody extends from here to Kovalam, till the Taj Green Cove. You can also see the NH Bypass in the lower quadrant, as a straight line. And this would be the main artery leading to India's Mega Port, Vizhinjam International Container Transhipment Terminal

Land prices shoot up Buyers waiting for a clear picture to emerge
Tuesday February 7 2006 13:01 IST VIZHINJAM: A leisurely drive along the Vizhinjam-Poovar road has a lot to offer for the casual observer. Stands of coconut trees interspersed with fishing hamlets and tourist resorts attract the eye. But all this could change. With the prospects of the multi-crore Vizhinjam International Container Transshipment Terminal brightening, land prices in the region are on an upward spiral. But as far as sale of land is concerned, the position now is more or less static, say realtors in Vizhinjam and the neighbouring panchayats. Prospective buyers and sellers are waiting for the dust to settle and a clear picture of the situation - land acquisition for the project being the chief concern - to evolve, say realtors. “No one is selling. Prices are expected to go up again. But on the other hand, even if you want to sell, no one is buying. What if the land is acquired for the project one fine morning?” says Shamsudeen, a real estate agent in Vizhinjam. Escalating land prices have never been an astonishing phenomenon in the region, with the sunny Kovalam beach being the next-door neighbour. But now nearby areas have also come under the spotlight with the Container Terminal project set to become a reality. In Kovalam the land prices start at Rs 1.5 lakhs and above a cent, according to the panchayat officials. “A local had approached me to get his land sold at Rs 80,000 a cent. Now he has asked me to put the transaction on hold. Reason, he wants Rs 1.5 lakh a cent for the land. It’s the general trend. Everybody is waiting to see what will happen after the Prime Minister lays the foundation stone for the terminal,” says Shamsudeen. The three panchayats - Vizhinjam, Kottukal and Karumkulam - that will be directly affected by the multi-crore project, are heavily populated, fishing and allied trades being the chief occupations in many wards. Of the 17 wards in the Karumkulam panchayat, nine wards are fishing villages. Adimalathura - a densely populated coastal hamlet- is in Kottukal. Vizhinjam houses the busy fishing harbour that is yet to be commissioned. Agriculture-wise, the interior areas here are mostly devoted to coconut cultivation. Banana cultivation is also popular. But even here large holders of land are few and far between, says Francis, agriculture assistant at the Krishi Bhavan in Vizhinjam. “A land mafia is already operating in the region. We are all for development - but it should be ensured that not even a single fisherman is cheated into selling his land at a nominal price.
