stunning skyline you'd think they have plenty of skyscrapers already but i still think they'd need to quadruple the amount to make a true monster city would be such an awesome sight

Anyone noticed that the Shimao International Plaza, which has just been completed two years ago, is supposed to be used for offices. But the tower contains 48 floors of hotel use, a 9-floor shopping mall, and 3 floors of exclusive clubs. Where's the offices in that tower?

What sources said that Shimao International Plaza was supposed to be used for offices? Emporis said way back in 2003 that it was going to be an all hotel building except for the clubs and shopping mall.

Kinda reminds me of the Ryugyong in blue glass cladding

  10月份刚刚宣布拿下浦东陆家嘴核心区钻石地块,华人首富李嘉诚旗下长(江实业)和(记黄埔)系最近又将目光投向普陀。

  据悉,长和系已参与三号公告中的普陀真如副中心大型综合地块项目投标,不出意外的话,真如副中心启动的首个项目将被纳入长和系囊中。该项目总投资预计超过60亿元。

  “量身定制”的招标条件

  真如地块受到地产商的广泛关注。作为上海四大城市副中心之一的真如副中心启动的首个项目,普陀方面对于招标公司要求可以称得上“苛刻”。

  挂牌文件显示,要求“独立竞买人或联合竞买人中至少一家必须是世界500强企业(以2006年美国《财富》杂志公布的名单为准)或其控股子公司,且该企业必须占联合竞买投资比例50%及以上”。

  “这个条件对于长和系来说简直就是‘量身定制’,除了长和系之外,很难找出另一家在中国房地产市场上活跃的房地产开发公司了。”一家地产公司有关人士表示。

  从2006世界500强的名单中可以看到,和记黄埔以234.74亿美元的营业收入排名第259位。

  除此之外,知情人士告诉记者,普陀真如地块具体操作将由香港长江实业具体负责。据悉,长和系几乎所有的投资都是双方股权相互渗透,而操作主体则按照需要分别进行,比如位于竹园地区的世纪大道项目是由和记黄埔方面进行操作,而与上海正大集团的合作项目则由长实出马。

  无论是哪家公司进行操作,双方的股权比例一般都是各持50%。从最初的梅龙镇广场一直到浦东花木的高级住宅,长和系这种操作模式已经娴熟异常。而这一股权比例正好符合招标文件中要求的50%的条件。由于今年下半年长江实业在上海成立了正式的分支机构,长实在上海土地寻觅中将会变得更加主动。

  真如地块投资将超60亿

  如果普陀项目能够顺利竞得,这将成为长江实业驻扎上海后主导操作的第二个项目。今年10月14日,正大集团与长江实业(集团)上海陆家嘴项目土地转让合约,长江实业与和记黄埔的联合公司以8.7亿元人民币的价格买下陆家嘴X3-2地块。

  陆家嘴X3-2地块位于上海市浦东新区陆家嘴中心地带,占地9298平方米,总建筑面积约8万平方米。其地理位置毗邻正大广场、金茂大厦,是浦东地区最后的钻石地块,并规划建设国际顶级金融大厦。这一项目总投资额将达到17.4亿元。

  此次三号公告中的真如副中心启动区地块是四幅相连地块A3-A6,总建筑面积72万平方米,其中住宅占到20%左右约14.4万平方米,商办部分占到总体量的80%。地块挂牌起始价为人民币22亿元人民币。

  由于商业物业的建筑成本一般在5000元/平方米以上,按照这个价格计算,项目的总建筑成本接近40亿亿元,加上22亿元左右的地价投入,整个项目总投资将超过60亿元。

from the year book, in fact most of picture come from year book.
During my visit to Hong Kong exbition center 4 years ago, I actually across the book located in the library. it is 4 massive volume contain all the information about important building constructed each year,including the name of the architecture firm,foreign and local.

Arup design and masterplan Dongtan eco-city in China

Dongtan will be a city of three villages that meet to form a city centre. The first demonstrator phase of Dongtan aims to be completed by 2010, in time for the World Expo in Shanghai, and will accommodate a population of up to 5,000. Later phases of development will see the city grow to hold a population of around 80,000 by 2020 and up to 500,000 by 2050.

The delicate nature of the Dongtan wetlands adjacent to the site has been one of the driving factors of the city's design. We plan to protect and enhance the existing wetlands by returning agricultural land to a wetland state creating a 'buffer-zone' between the city and the mudflats - at its narrowest point, this 'buffer-zone' will be 3.5 kilometres wide.

The project will increase bio-diversity on Chongming Island, and will create a city that runs entirely on renewable energy for its buildings, its infrastructure and its transport needs. Dongtan will recover, recycle and reuse 90% of all waste in the city, with the eventual aim of becoming a zero waste city.

Dongtan eco-city incorporates many traditional Chinese design features and combines them with a sustainable approach to modern living, but not at the expense of creating a city that is recognisable as a ‘Chinese’ city.

With the project now entering the implementation phase, SIIC and Arup have been joined by HSBC and Sustainable Development Capital LLP (SDCL) in a long-term strategic partnership to develop the commercial and financing strategy for Dongtan and other eco-cities in China. A key element of this is the Dongtan Institute for Sustainability which will initially be based in Tongji University. We hope the Institute will become one of the world’s centres of excellence for examining the connection between the environment and economic performance.

  据了解,其一期、二期位于上海陆家嘴昌邑路以北、黄浦江以南、浦东南路以东、荣城路以西,占地面积约21.6万平方米,总建筑面积超过55.7万平方米,是一个包括商业物业、办公楼、酒店、服务式公寓及住宅物业在内的综合项目。目前该项目第一、二期的拆迁工作均已完成,第一期项目预计于2009年底建成。
  而第三期项目占地3.5万平方米,建筑面积却超过29万平方米,将成为该地区又一个地标性的建筑。目前,在小陆家嘴区域在建的“环球金融中心”以及新鸿基“双塔”项目都是超高商业建筑。
据了解,上海船厂地块项目总投资将高达 27.5亿美元,土地总面积约25.1万平方米,建筑面积将达84.73万平方米,是一个包括商业物业、办公楼、酒店、服务式公寓及住宅物业在内的综合项目。项目建成后,将为小陆家嘴黄金区域内再增加一个大型综合商业物业,同时成为陆家嘴的又一个地标性建筑。

How do they expect the first phase (what's the first phase btw?) to be completed as early as 2009?

Too many ~200m buildings in Lujiazui now...


I will go to that Sichuan Lu plot in a couple of weeks. I'm very interested in that tower.
