The building across is a 40 smth story tall office "business centre" it's not constructed yet either, they're only doing the fundament I think.

Kyiv construction update

These are project from May 4th, 2005. At Kyiv's city architects council.

Residential block ( I'm not sure if this qualified as a commieblock ):














Another residential complex:
Note: new city-law requires contractors/sponsors of large residential and commercial projects to add to the local infrastructure. In this case, they will build a new, large, efficient pool-complex for a local school. Also other minor cultural facilities.







More residentials:
I guess this is how new districts for those who can't afford old/classical style residentials will look like. Not particularly fascinating but also uncomparable to soviet commieblocks.

The residentials might have similarities with some in Moscow, but there's probably a good reason for that. Same soviet school and same infrastructure conditions. That being said the need in Kyiv for large, tall, apartments buildings is high.

Because there is increasing population in Kyiv and people want to move out of old soviet commieblocks, plus have the financial capability of doing that.

Since the demand is always higher than supply in Kyiv, the cost of residentials is constantly rising. Therefore, there is not enough residential space in Kyiv. The residential boom has been on going for the last five years and is likely to continue for another 5 years. Plus now commercial boom is starting to take place.

I'm not a fan of those bells in the first project.

I must say, Kiev has a very unique style. Some may not like it, but I do.

That's not exactly the case.

Contrary to popular belief (and common sense, on some level), the "demand and supply" of real estate has very little effect on the price of the property.

There are other factors that influence this. It's too much detail to go into, but if you're interested, take ECO 100.

For example, here in Toronto there has been a construction boom similar to Kiev's. One would think that with all these new condo's, the price of them would drop, but it's been over 5 years, and the price hasn't changed much.
