La Hoya Bay

The Khoie group behind La Hoya Bay do not have any pockets, so don't ask how deep they are. Check out their history, it's quite easy. I haven't found any real estate developments prior to La Hoya Bay. They have amassed a good chunk of change from pre-sales, I hope they spend it wisely. They have some great pictures and are great with their marketing. I'm looking forward to seeing some on-site activity.

Mr krollster, your first post and it is quite negative
They have aquired over 1.4 million square feet of land for LHB with their own money. I would say that is pretty deep.
Do you have a bad experience with KHOIE? If so please share it with us.

I'm just calling it as I see it - they have a payment plan on the land to keep up with, and as I say I'm hoping for some piling soon. It's April now.

No, I don't have a bad experience, how can I if it's their first development. I don't mean to be negative, just keeping it real. Frank is a great guy with great vision and dreams - I love the pictures, keep them coming.

KHOIE

I had a letter from Khoie today which explained that the piling has started with new contractors appointed. Actual construction is scheduled to begin in June.

The adverts say 45 min but it takes an hour from Dubai Airport on the Emirates Road.
If you know the Barracuda, it is 15 min from there.

There has been some discussion on www.eyeonwideworld.com comparing ROYAL BREEZE with LA HOYA BAY RESIDENCE. I reproduce my reply here.:

I have been told that the LA HOYA BAY Residence will be complete DEC 2008. LA HOYA BAY the project will be much longer.

Khoie are the developer of LA HOYA BAY project but this is only one project on AL MARJAN ISLAND. The Island is not being developed by KHOIE but by RAKEEN. They are the basically RAK government and have very deep pockets and are as equally well funded as NAKHEEL.

I would not say that either Al HAMRA or LA HOYA BAY is a better project. I will say though that both will benefit from the huge investment RAK government is making in infrastrucure and large development such as MINA AL ARAB.

With Dubai reaching saturation point the smart money is being invested in the Northern Emirates.

Visit

I visited this site a few days ago - drove onto their site on Al Marjan and visited the one bed showroom (turret version).

Piling has finished on the first 4 blocks - A-D.

Studios are selling for around AED 400K for about 38 m2 and one beds about 760K AED for about 78 m2. Only a few studios left.

This development will be a hit as the setting in the sea with the mountains in the distance is wonderful and is relatively underestimated compared to Al Hamra etc. and anything in Dubai.
