City leaders approved permits last year, and now a team of 24 consultants are working on a set of 8,300 drawings to be submitted to the Miami Buildings Department no later than the first quarter of 2010, Tibor Hollo, founder, chairman and president of FECR, tells GlobeSt.com. The project at 100 South Biscayne Blvd. is expected to break ground in the first half of 2012 for completion near the end of 2014.

“Leasing processes will begin in the second half of this year,” says Hollo of the buildings, which promise to be the tallest south of New York City at 1,049 feet high. One Bayfront Plaza will have an advantage over other new office buildings nearing completion in the CBD, says Hollo, because of the reputation it will hold as the signature building in Miami and opportunities for leasing large floor plans just under 40,000-sf.
FECR is currently negotiating with four different flagships for the hotel tower, which will be the first built north of the Miami River in 25 years, says Hollo. One Bayfront Plaza, which is expected to achieve LEED silver certification, is being designed by the Coral Gables office of Terra Architecture.

“It will really bring our city to the middle of the 21st century,” says Hollo. “When somebody talks about the Empire State Building, you know it’s New York. Sears Tower is the global identification of Chicago. One Bayfront Plaza will be a global identification for our city.”

New Building Would Become Miami's Tallest

MIAMI -- New 3-D pictures were unveiled Tuesday of a building that will be downtown Miami's tallest.

Developer Tibor Hollo of Florida East Coast Realty released the images of the One Bayfront Plaza project, which is slated to break ground in 2012.

The $1.8 billion building is scheduled to take four years to construct and will be located at 100 S. Biscayne Boulevard, across the street from Bayfront Park.

When completed, the building will stand 70 stories high, comprised of mostly upscale office space. There will also be an 850-room hotel attached to the office and retail building.

Hollo unveiled the new hologram images at the Urban Land Institute’s fall convention in Miami Beach.

The ULI is a nonprofit research and education organization promoting responsible land use.

One Bayfront Plaza will be Miami's tallest building and 28th in the world.


Site activity has started at One Bayfront Plaza - poised to be the tallest building in Miami.
Borings have been completed on the $2 billion (£1.16 billion) development in downtown Miami that will comprise a 70-story mixed-use tower. At 1,049 feet (320 meters), the building will be the 7th in the US and number 28th in the world.

Adjacent will be a 43-story hotel, the first to be built north of the Miami River in 25 years. Together, the project will total 4 million square feet. Unique to the project will be its steel structure with fluid dampers to absorb wind gusts. The Florida East Coast Realty Group, the building's developer is pursuing Silver level LEED certification for the buildings. One Bayfront Plaza will also feature the fastest high-speed elevators in the country, ascending at a rate of 2,000 feet per minute. The project is estimated to be completed by 2012.

Taipei 101 has been the world's tallest building since 2004

guys realize that there is currently a building on the site that needs to be demolished first and the office tenants there have leases that they need to honor in addition to looking for a new space.
