The timeline of One Bayfront Plaza is definitely going to conflict with the timeline of One Brickell CityCentre. Will the market hold two supertalls coming on line at the same time? Chances are, the Hollos will postpone OBP once again. Having a condo or an office in a supertall on Brickell Avenue in the financial district is much more desirable and prestigious.
and someday miapolis will be revived.

Good 64,000 Dollar Question, Desertpunk, Our SSC Family World Moderator and Friend, In My Opinion , Believe Me, I don't see the Main Tenant " Vitas Healthcare Corporation Headquarters " Moving out for at least 2 More years, they have signed 3 year contracts, and with the Delay of Tibor Hollo's Start of His Panorama Tower till Next year, June 2014 For sure, I don't see the old 100 South Biscayne Blvd Tower coming down till at least 2016, Maybe a GroundBreaking Start in 2017, After His Panorama Tower is Completed !!
By the way, Look at His picture there, He's turning 87 soon, same age as Fidel Castro of Cuba, and He's Not Retiring and says He Never Will !!
This 80 Floor , 1,010 Feet Tower, " One Bayfront Plaza " has been planned almost 10 years now, and to tell you the truth , I do see it going up by 2024 !!
I hope I'm still alive by then to see it Rise ,

I don't think so. That was when the ground-breaking was supposed to be in 2015. It's now 2016, or sometime after they finish Panorama Tower. I think One Brickell Citycentre might be a game changer there. I don't think the Hollos were anticipating that.

I went to the FECR site and saw leasing info for the existing 19 story building. It showed a LOT of empty space and hinted at short term leasing. At some point they will need to take the listings off their website and concentrate on emptying out the remainder of the building.

This style is beginning to wear a little thin around the world. But I guess just as every city is entitled to its own Miesian black tower or 10, so every city is entitled to its own turning torso, slight-twisted building, revolving edifice, triple-lutz tower etc.

I don't know what the odds are but if this, the other 1100 footer and the observation tower all get built, not to mention that 800 something footer for downtown, Miami is going to be drastically changed.

Everything you've just mentioned is in this Herald article posted yesterday.

Quote:
The newest to jump in: Swire Properties, developers of Brickell Key and the gargantuan, multi-block Brickell City Centre complex now under construction west of Brickell Avenue. Their plan for a new mixed-use tower on Brickell Avenue, to be reviewed Thursday by the Miami City Commission, calls for a 1,049-foot cloud-buster that would be tied in to the new complex.

If Swire wins final approval — no sure thing because the site sits directly below air lanes to Miami International Airport — its One Brickell City Centre tower would dwarf the current champ, the Four Seasons on Brickell, by a skyscraper’s height.

But Swire has close competition: veteran Miami developer Tibor Hollo’s Florida East Coast Realty, which already has approval for a long-planned 1,010-foot tower on Biscayne Boulevard across from Bayfront Park, is asking the Federal Aviation Administration to allow them to up the building’s height. To 1,049 feet.

That’s the height Hollo wanted, but couldn’t get, when the One Bayfront Plaza project was first approved in 2007.

“Good luck to them,” the courtly Hollo said of Swire, with a chuckle. “But I don’t think the FAA will permit 1,049 feet on Brickell Avenue.”

Swire executives say they’re “pretty confident” they can get their tower approved by the FAA and Miami-Dade County’s aviation department, but stress they’re not deliberately going after the crown. They say it’s unlikely that any height record would stand for long in any case.

“We’re not trying to build the biggest or tallest of anything,” said Swire president Stephen Owens. “There’s no particular benefit to saying, ‘At one point, we had the tallest tower in Miami.’ If you look at Miami 20 years from now, there’s going to be lots of these tall buildings.”
Quote:
Like Hollo’s, Swire’s mega-tower wouldn’t be done until the end of the decade — tentatively 2019, Owens said. It would encompass four distinct uses: Retail at the base, offices, condos and a luxury hotel at the very top.

On two sides, the sleek glass tower would have giant square “notches” or cutouts, one 120 feet tall and another 350 feet. Not mere architectural flourishes, they serve to minimize wind loads on the building, reducing the need for structural reinforcement, Owens and Swire senior vice president Chris Gandolfo said. The tower would boast a first for Miami: all loading would take place two levels below ground

FAA warns developers that planned Miami towers pose hazard to MIA flights

Florida East Coast Realty has proposed building its One Bayfront Plaza office and retail tower 1,005 feet tall. The FAA wants to cut it down to 470 feet.
[...]
"The proposed structures are located 5.7 nautical miles or less east of the Miami International Airport," the FAA said in a statement. "The FAA issued Notices of Presumed Hazard (NPH) for the proposals indicating that initial studies have been completed. The NPH is not a final FAA determination, it is an interim step in the process used to notify the proponent of the initial findings and begin negotiations on possible mitigations."
The developers have 60 days to respond to the FAA.

I'm sure the developers will at least try to fight this nonsense, I hope.

From 1,005' to 470'? They're not even hiding their motivations at this point. I literally don't think this is even about flight routes. I honestly think they get off on knowing the have the power to stifle development in the city. What nasty ass bureaucrats they are.

MIA uses the eastern approach rarely, but they want to keep that option.

I know but why? What's in it for them to stifle development... I agree that obviously it's not about flight routes.
