Yea I was kinda shaking my head at that too. Look I like Miami but theres plenty of room to catch up and probably not plenty of reason to fill it. San Francisco will however take that "rightful" place. It's got the density Miami doesn't have, the numbers adding, and the height increasing. Lets not get too carried away.

As for the building in particular... I like the eastern face but the last render of it exposing whats behind it looks very disproportioned, it has a confused and rather "loud" base, and the crown is less flattering. The twist, I like, the height I like, but other than that "arguably most beautiful"? I don't know man theres gotta be like at the least 100 other examples between the citys of Chicago and New York that one will argue against you with.

The Empire world towers proposal in their simplicity fit the bill better. Less is more, Terra Architecture.. especially in this case. I would redesign the base to fit with the rest of the building or at least turn down the volume, add a spire, enhance the twist, and put this sucker on a diet.

Excellent building for sure but I still would like to see the Empire Towers built or something at least that tall for Miami.

LLoyd currently there is a 18 story office building on the site :



it's owned by the same developer of the proposed tower and the current building has to be torn down first. Financing shouldn't be an issue since the developer has been building in Miami & Florida for over 55 years. This project is still a few years away so I couldn't tell you about pre signed leases.

This really is a nicely designed tower. This will look great in that skyline. Miami gets some pretty colorful skies, so the look off the glass should be stunning!
